Now M-residence still got alot house no sold yet.. (phase 2, phase 3 and phase 4). how you think why this property is not that hot like other project?  I don't think with this show unit, their sales can improve.. however, everyone got different thinking.. i agreed that we cannot judge it by photo...

* myself are believe mahsing because they really got potential built the township in rawang.. however, i really disappointed on this show unit... that is just my feeling.

My fren, pls look properly, "IF" the TMS pink color door is solid timber, the price is definitely higher than the fancy sample doors that you posted, those doors with many joints are indeed very cheap, go and ask the wood supplier then you will know.
But Again I doubt TMS giving hollow flush door lah

Just for reference : The Show Unit in Kinrara Residence @ Puchong is very impressive indeed. Price 3-storey 1.1 mil. The door is quite nice, solid timber

Initially the door is painted in purple color, buyer protested and it was restored back to original color

I hardly see an ugly show house (with ID), I saw their Kinrara Residence, Lagenda & Icon City show unit, it is very nice! I am very confident that TMS will show you an impressive show house in M-Residence.
TMS has spent bout 300K to put in ID alone for KR 3-stry SUPERLINK and 2-stry SD, these show units hv been sold lately, with additional 300K on normal price.

Dying? Not to that extend lah... But I think TMS is struggling for over expanding, too many projects running at the same time.

  -  there's no door for phase 3 id unit for rooms /toilet , it showing uncompleted work actually
  - the rooms door when i check the phase 2 empty unit.. they did design it with the groove line , but obviously show the workmanship of it is very bad ... you  can see rough edge at the groove line there ..
  -  the main entrance door, although it is dark brown colour now , but it doesnt give me a good quality feeling of it , i felt it not really solid with the door provided and the door handle and lock , it appears "cheap " look for a main entrance door
  - the staircase railing is really unbelievable =.= boring design yet look cheap though , the railing handle seem like wood material when i knock on it (not too sure of the material use ) , but they paint it in total white and the workmanship of painting also looks bad 


4) Phase 2 Ground floor toilet is somewhere not in proper location and no ventilation.
  this issue should be known by every buyer i thought? since you all have viewed the layout and the model of the house 

5) Phase 2 unit window material used are no up to standard/ no quality.
  is phase 3 and 2 is using the same window material? forget to check this issue 

Question (Please let us know if you got an answer):-
1) termites attack under warranty?
  maybe for those who have the S&P copy , can try check with the compilation , see if they mention or stated inside ? as this is a very important issue 

2) g and g as promised when purchase or f and g? access card? in and out control? security and safety issue.
  i guess the access card issue , we may gather together to request them to provide which type of security ? for example , we can combined and request them to provide those access card security check point & etc etc

i have roughly done a comparison side by side for phase 2 & 3 , actually each phase have it own pro & cons depends on how you wanna to space planning your house / your living style will actually affect the decision on selection of which phase

actually as long as mah sing able to explain technically to buyers that.. how their ventilation systems work then it should be fine . and the most important is ..get to know how efficient of the system they introduce for the toilet ventilation...

TMS must hv caught in a surprise, because the design a quite similar with Kinrara Residence 2.5 stry and 3-stry.
Never heard any of these buyers raise the same issue.
Buyer's expectation is getting higher now icon_idea.gif
