Phase 3 RM582K sound like the most value for own stay.
However from all the comments i was thinking to wait till show unit available before deciding.

Have you all considered other development such as Puchong, Shah alam, UITM area.
As these area can still get same or lower price with similar offerings

Example 22x70 Dsl fetching at 500K?

What is the road you will be traveling daily?
For me I will be traveling to KL on weekday and probably to Kepong on weekend. How about you guys?

Really depend on what you are looking at and your priority in whichever come first.

1) Free Hold / Lease hold
2) Guarded - Gated / Fenced - Gated ( M-Residence) with DMC / None Guarded - Gated
- Price to pay for monthly maintenance fee.
3) Accessibility :
- Location to your office now and near future
- Location to other relative house ( parent / in law )

4) Preferred location and amenities ready ?

5) investment / own stay
- for investment, any potential location will do

Q1: my previous house is 18" wide as well. i can fit old CRV (year 97) and kelisa. It just nice with retract side mirror. On top of taht, i have some small space to hang my clothes.

Q2: Route 1, uses Templer's Road and cut thru to Town and heading towards Jln Batu Arang. You save RM 2.8. Route 2: Alternatively, for faster, u can use LATAR (RM 2) and exit at Guthrie-LATAR interchange in Rawang Selatan and use PLUS Highway from Rawang Selatan Toll - Rawang Toll (RM 0.80). LATAR will be further by few KM but u save time by avoid congestion.

Q3: Rawang to KL, you need to use PLUS Highway, from Rawang Toll all the way to Jln Duta Toll (RM 3.60). LATAR access will cause you additional RM 2. By the time MR completed, the Rawang Toll will have flyover and less congestion to save your time.

Q4: Route 1: Enter at Rawang Toll and exit at Sg. Buloh Toll (RM 2). Use MRR2 to get to Setapak. Route 2: Enter at Rawang Toll and exit at Jln Duta (RM 3.6), then use DUKE and Exit at Wangsa Maju - Jelatek Interchange (RM 2). Route 2 is faster cos i use this route to Jln Ampang @ GE Mall. 40 mins with normal speed in the morning and 1 hour with normal speed during morning Peak-hour.


Added on August 8, 2012, 12:17 pmin my opinion, i would say, wait for the show unit completed first before judging. sometimes it's difficult to judge from picture. remember, look with your own eyes and maybe that is ur liking. picture are subjective.

every ppl has different expectation and designing taste. no doubt i kinda dislike the red paint, but that's the least worry thing. we have to wait until the whole show unit is up first only we can judge.

personally, i dislike Guocoland design for previous type such as ivory, cassis, amberley. but it might look good for other ppl. now, i'm talking about real show house and not model. Botania looks good due to the design but i dislike the location. so, do not judge before the end product. smile.gif

Totally agree with you. Let visit the complet show unit then only make any judge!

Went to Setia Alam and check the material on one of the semi D. Setia Alam project have very good workmanship. Material used are moderate, not cheap and above average.
Something similar to the photo uploaded by csphang recently.

FYI, type of material used were decided by architect not designer, unless it is related to ID. Mah Sing is a developer and it has numbers of subsidiary. This subsidiary co. awarded the job to a contractor. The workers just follow instruction or drawings issued by consultants. Building layout, finishes such as the red door, window, tiles, toilet fittings are under architect responsibility, but must get consent from representative of Mah Sing as well. By looking at the window frame, most likely is the most affordable (lowest) specification. Seriously, RM 500K with this kind of quality is unacceptable.

I believe all things are stated in S&P documents. we will check it.. if Mahsing dare to give us the cheap quality of material then it will spoil their own image.....

You can only find general info in the S&P such as "Quality Bricks", "Quality Locksets", "Timber Flush Door". Cement sand brick is considered quality bricks as well, but in actual fact, clay bricks are much preferred. I don't think tribunal has anything to do with this, unless you want to request the Defect Liability Period for another year.

One things i dislike is M-residence show unit always delay.. Last time told me JUN.. after that July , early of August....

Honestly, the reason i bought unit in M-residence because of Mahsing.. heard that, their workmanship a good and material used is good quality compare to other developer.. however, now look like not really... However, i will tolerance and wait for the show unit completed then only comment..

BUT PREPARE FOR THE WORST......i believe all of you already know what's happening!!!

do anyone of you all got the SPA agreement with you ? so that we can check the house specification & compare now... i have just roughly look at the page of that before i book the house , now i so worried when i look at the show house picture..

*wanna to ask every daikor / daijie here as well .. i have booked the unit , signed the offer letter from bank , opened the bank account , but i havent pay for the 10% downpayment & sign SPA , i still can cancel it ? if i not satisfied with the quality they provide as per showroom ?

as per what i notice from emerald garden specification on their website, they had stated the entrance door is using solid door while others room is using timber flush door ...

from the picture shared by csphang , the entrance door is definitely a timber flush door which is very cheap and not suitable as the entrance door at all .. sad.gif

Buyers, trust ourself.
We do not know the objective behind all good / bad comment. I believed M.S. observes this forum. So does their compatitor developers, potential buyer and property agent.
I am sure if low quality material given to buyer, their reputation will be gone forever.
Saw 30 % of semi-d lots has been taken. Not bad. But what happen if more complains about quality comes in after sample house open for public ?
Ms mgmt team ...stay alert and be proactive.

JigJig, dun forget Mahsing still delay the show unit to public ... even though the semi-D already launch..

for room door, they use the flush door is alright because most of the developer is using that type actually .. but i cannot accept it ..if it is use at the main entrance door ...

for sure will go have a look before signing anymore document now , once they open to public... actually before they open to public, if we just get permission from site people to go in visit , it is not right actually ... please concern your own safety before they really open to public as site works is keep going on ..
