Gosh your tip is appreciated.

Been using hammer mode plus hi-speed
so now I will use rotary mode, slower speed
plus oil or water to cool/lube the tile bit.

Will try this ltr today and hope it solves
my sore wrists and burnt bits! If cannot
then it's diamond bits for me.
