1) Developers may also price in the DIBS in your purchase price
2) Developers pricing in your "hope" that when you buy, there will be paper gain when the next phase is launch, etc.
3) any other contributing factors apart from the usual blah blah blah on raw material increase lah, labour cost increase lah?
