 Coordinate my house reno., What should come first?

Hi, after getting rejected by a few contractor because our job is too small for them (the rest quote expensive), I decided to source my own KC, wardrobe, electrical works, cement works and autogate. But first thing, I’m confuse about the sequence of the work. After searching a while, I figure the sequence is like this :


1.Wiring (add power point etc) - electrician
2.Fans, air con, lightings - electrician
3.Splashback mosaic – cement worker
4.Paint – painters
5.Kitchen cabinet, hood, oven and hobs – KC supplier
5.Autogate – autogate contractor
6.Paint - painters
7.Wardrobes and furniture – add ons if still have money later

Which should be the better sequence so the cement workers and painters don’t have to come twice[COLOR=blue] to patch up the hackings?

If I put painting after aircons, lightings and kitchen were done will the painting work stain them?? But if I put the painters earlier before installing these stuffs, won’t they have to come back to touch up?

Autogate will be asking a friend to do, but he told me he don't know how to do the cement. So cement worker have to patch up later too. rclxub.gif

btw how much total?
n ur budget n location
maybe i can suggest contractor (works need to be monitored, if not sure not smooth)

1. All hacking work for electrical wirings. Power points, alarm, etc
2. All hacking work for auto gate wiring, rail (if using folding gate or sliding gate)
3. All hacking work for aircon piping (if they are not back-to-back installation)& wiring
4. Plastering of all hacked surface and splash back mosaic
5. Painting work
6. Kitchen cabinet, hood, oven and hobs – KC supplier
7. Wardrobes and furniture
8. Install aircons
9. Install autogate system
10. painter come back to touch up

My house also wanted to do minor renovation, almost same as u.

I starting with wiring.....the rest I still under deciding which contractor to use....

Thanks kelvyn. Means, the autogate and aircon guys have to come back twice? Usually if we buy aircon from electrical shop and let them do the installation, will they be willing to travel 2 times?

Autogate - Need to hack and install the wiring first. If your electrician can do that & follow the specification of the autogate, then can let the electrician to do. Then let the plasterer to plaster the hacked surface. Normally those electrician cannot plaster back the hacked surface as well as the plasterer. Unless you don't mind the finishing.

Aircon. If your aircon is install back-to-back or if you don't mind the exposed copper piping (within PVC trunking), then can install after the initial painting work. Some electrician can also install the aircon piping and wiring.

It basically boils down to finish all hacking and then plaster the hacked surface. Then paint.

Oh.. I hate this question... everytime I put the budget small, the contractor will eyes big big looked at me and said' "What?" blink.gif If I put higher, most contractor will push it higher but I know I have to put some money aside in case have to add ons later. I'm sure if contractor said price A the final will be A++ in the end, right?

l had searched on some forums, so based on some price posted by forumers, I expected:

1&2. Add 3 plug points, install 20 lightings (points ready), add 2 light points, install 6 fans (points and hooks ready) ~RM1000
3. Splashback mosaics - RM800 (as quoted by one contractor)
4. Paint - I expect good quality at RM2000 to RM2500 (not the 1 & 2 indon workers only), paint bought by myself
5. Kitchen cabinet (cheapest price quoted is RM8700 for acrylic doors and local solid surface for total 17.5 ft base and 6 ft wall cabinet).
6. Autogate - my friend quote me RM1800 for medium quality arm swing motor and cabelling.
7. Wardrobes - not very important now, can find later, but I won't go for anything that's much more above 3K
Cement and plastering back the hackings, I don't know how much...

So my budget is less than 15K, not include wardrobe? cool.gif
