shocking.gif for own stay probably oklar, if you like tat area. Personally i think CV got a good environment...investment i'll hold back, coz if i got 450k, i'll use the 450k to buy a DSL.

what other condo in your mind beside Changkat View?... with just 1-3 years after VP... it's still new compare to other condo along the road. 450k DSL landed??? hope it's not those run down type.

2. Easy access.
3. Shopping mall nearby.
4. Nice view - of course depending on where is your unit.

but for an investment, you have to think of other factor. Maybe someone who can give a better reason can help you.

Don't get me wrong, CV is a good place to live in, i bought it early this year ard 300++k for investment, its my 9th properties so far. ROI consider average. But at 400++ k, i bet you can't get much ROI from it as rental growth been a little bit slower than expected.

For 450k u can get a NEW DSL 18x65 at Cheras, Bdr Damai Perdana, freehold somemore.. cool2.gif

Agree, their cafe food..not bad..at least better than the warung opposite CV entrance..kakaka..

yes... those ppl looking for cheaper landed house... cheras is the place... but dunno why... appreciation in cheras always lower compare to other place.... see where TS always hang out la... location is important...for me.. "newness" also important. biggrin.gif

if u buy your own stay...then good luck coz is farking noise becoz it very near to the tol and highway epecially block b and c

u know lar...after exit tol, all like f1 driver...pecut kuat kuat...

i planned to buy for own stay but this make me farking turn off....

err..i think is not that badlar, when u close ur window at night, u wont actually notice the sound, and it got some unobstructed nice night view too.

400K for CV? Is it a furnished unit? A friend of mine recently wanted to buy CV but the banks only valued the unit for 350K. The owner wanted to sell at 380K so the deal did not go through. The thing about CV is, most of the owners bought it for own stay so they are not in urgent need to sell.

Rental is ok, I know of people who managed to rent a semi furnished unit for 1.8-2.2K.

Environment : OK, but those units near the highway may not be so good, coz noisy and dusty. But the ones facing inside, its really nice and serene. Security is good, friendly and helpful guards. Facilities ok lar, not great, but decent. The people are mostly locals, young families. But there are some blacks and middle easterns too, renting there. So far not so many so still ok.

Location: Excellent. 15 mins to KL, 10 mins to PJ, 5 to Mont Kiara, hartamas. 15 to Kepong via the shortcut through SPPK. If you work around the area, this is good. Shopping mall, foods, facilities all within 10 mins drive.

Although some may say for RM 450K cna get DSL at cheras la, kajang, sungai buloh etc, but are you willing to make the sacrifice to travel to and back from work everyday, through jam, for more than 1 hour? 450K SDL 18x55 is not very big also.

Some Americans and Mexican too. well i guess in the end depends on wat the buyer want..i see many ppl still travel far to kl work, else wont be so jam lar during peak hrs..

Personally, i think this is quite a current fair value for this location..of course have to take into consideration of the floor, car park and any id..
