Mine is 2.4k for a double story. Include the laundry area too.

What do you mean by soffit? the skim coat is only on interior vertical "wall", and pillar.

Ceiling is all plaster ceiling.

Ceiling skim coat will be expensive. Is really pain in the Azz, i saw my contractor plaster the ceiling, 2 days for one open area. Usually 1 day they can complete 2x the area on wall.

You have to add other additional cost like concealing new wires into the slab, hacking. That may end up more if rewiring are involved.
