The unit 09 with +1 room(study room) has no window...
May not suitable for long term sleeping...

The unit 08 is higher, while from the overall building layout, it faces east. This deduces(preliminary) less/low mrt/grand saga noise disturbance(if not reflection from nearby buildings)

Bath3 is a bit under utilized becoz users have to pass thru yard first. Not sure if the bathroom is frequently used.
Instead, if the layout designer can think of doing a "dual style" earlier, the utility room and the yard can be reduced to make space allocation for the dual...

RM286psf for first phase resi unit(the futher to MRT) is not bad. Not sure if there is any hidden cost eg maintenance etc.
Also if for double transfer, then it will be a big sum..
