Bath3 is a bit under utilized becoz users have to pass thru yard first. Not sure if the bathroom is frequently used. Instead, if the layout designer can think of doing a "dual style" earlier, the utility room and the yard can be reduced to make space allocation for the dual...
That utility + bath usually cater for the maid to stay.
Yes.. Visited their display unit allocated a bed for maid a few years back... From an investment perspective, wonder nowadays, how many tenants will have a maid staying, unless expat...
From reserved price, these are amongst the first auction gems of 2024!!!! Good thing bidders are less relatively during the beginning of a year (based on previous years observation). So potential bidders out there, highly recommend to act fast!!!!!!

RM286psf for first phase resi unit(the futher to MRT) is not bad. Not sure if there is any hidden cost eg maintenance etc. Also if for double transfer, then it will be a big sum..
Drop off lobby is rather poor, sad. No oomph at all. Facilities wise OK IMHO. But compared with Emerald 9, I think Emerald 9 has the upper hand, although this is closer to the LRT linked bridge.
Watchiled the 40+mins video. I got the message of commenting the keyword "sad" for a new project. Me not a buyer.
