Anyone has mid/high floor partial furnished unit to rent for 6months? I will commit to stay one year or more when I get confirmation from my tenant in August.

Hi,

I keep trying to find honest review for YouVista before I moved in and the reviews seems okay to me so far. So, I trusted the reviews and went ahead to stay in You Vista. However, after staying for two months, I would like to give a piece of my own honest review on this place.

Security concerns and issues:

I have signed a two year contract with my owner but I am going to forfeit my deposit and pay a fine to move out the next year to stay in a better area. Unless security initiatives are being improved, I am sticking with my decision to move out.

It is just not suitable for my family and me.

Just PM me if there is anything you want to know about the area, the place and any other things.

P.S: I will not reveal which unit and which floor I am staying as well as how much is my monthly rental for security measures. Hope you understand my situation. Thank you.

Actually, security issues and Africans are very common in high rise service apartments within the Klang Valley.
Have you ever wonder how did they come to Malaysia "so easily", who let them in, and why most of them come from Nigeria and not America? You should know the answer loh.

If you want "ZERO" PH and and security issues, I suggest you seriously look for your next LUXURY service apartments located at Mont Kiara, Bangsar, Pusat Bandar Damansara or PJ (the place you used to live). The rental range in between RM 4,000 to RM 10,0000 per month, then I can assure you that 99.9999% that NO problem will arise and you and your family even got the chance to live with industry leaders, professionals or expats in the O&G, surgeons, chief engineers or even minister next door. biggrin.gif

Mk rental also cucuk water. Now high end kiaramas ayuria big size unit goes lower than rm4K per month liao. Already got Rm3k+ Per month only.

Sibeh high end Seni mont kiara big size unit rental also cucuk to rm6k-7k per month only. May even go Lagi lower. Sibeh manyak long long list waiting to rent out and sale.

Try LeYuan, Seringin, Leafz or Twin Arkz. I think the rental rate will not huge jump double.

Sorry for not adding more information here.

I am currently writing down more honest reviews on other high rise condos and apartments around Klang Valley in other forums so I missed some information.

To be noted: For the security concerns and issues that I mentioned earlier, I stated that I never faced those during my stay in some of the places in PJ, Subang and other areas.

I have to clarify. I have moved to Klang Valley last 10 years ago. I have been moving around every one or two years trying high-rise condos as well as apartments because I wanted to see for myself the environment and the surrounding as well as have a feel of what it is like to stay there due to my plan to buy my own house next time in Klang Valley.

In total, I have stayed in about 4 high-rise condos, 2 low cost apartment and 3 two-storey terraces all around Klang Valley. The monthly rental are all below RM 2k and are almost around the same range between all those houses I mentioned.

I have always looked for the reviews online before moving in to stay at those places but those reviews sometimes are just not honest enough. Some of the property agents wrote those reviews themselves and told me that owners sometimes wrote fake reviews to able to attract more tenants or buyers.

So, I decided to write some honest reviews on the places I stayed so that people can actually know more about the location before they decided to sign the contract. Sometimes, the most regretful thing is realizing that the environment and location is not suitable for you but you are tied down by the contract therefore have to forcefully stay till the contract ends.

Right now, I am unto my review with Icon City,PJ.

1. Why you prefer to rent rather than just buy and get your own house to stay?
Is it because renting is the logical thing to do compare to buying and owning the property?
Such as for example a unit at Icon City buying price 750-780k. But if you rent, is just 2200-2500 monthly rental fully furnish. So is that the reason better to just rent than to pay for an overprice project?

2. Moving from one place to another, you will prefer to rent a partially furnish unit or fully furnish unit?

3. Tenancy agreement will be how long? 1 year? and you will renew if you like the place?

4. Do you have regret not owning a good property maybe 10 years ago and price today already double up?

I can see your dilemma.

try not to go for newly vped condos. banyak investors, and they dun care who stays in their units.
also jmb not stable and professional yet.

also if you want to rent 2k per month which is the mid range rental, you cant find a perfect home in this price range. need to compromise here and there.

lastly, no matter what is your budget, there is one thing in life you cant choose, i.e. the attitude of your neigbours. Be it expat, foreigners, foreign workers or locals. I have seen local here uses much nasty language on me than my neigbours.

1. I was actually trying to move around Klang Valley to see which area would be my best choice to settle down. So, I tried various areas to see whether I would like the surrounding and environment over there.

I have another friend that told me a different reason for him renting since he came to Klang Valley around 15 years back with his company in Mid Valley City. His reason is this : I can quickly move to another house if I feel the house I am currently renting is not suitable for me anymore. If I purchase the unit, then it means I really have to settle down regardless of I like it or not. Well, I didn't ask him if he is going to rent houses for the rest of his life though.

2. At the moment, definitely partially furnished as I have finally bought my full set of furniture two years back.

3. Usually I will take 1 year because I want to try other areas before I decide. If I like the place, I will note it down that the area can be considered as one of my future place to settle down.

4. Good question. I did not regret. Although it does seems to me that there are more supplies than demands in property nowadays, I'll just have to see when the time to finally purchase a house of my own comes.

rent or buy, pros and cons on each side.

even if you buy, you still cant take it to your grave and Malaysia banks I dun think have those financial arrangement where you can 'sell' your house, cashed out the profit but can still remain in yr property until you passed the heaven gate.

but on the serious note, I am not the kind of person that fancy about moving place every year and on rented property, the call is not on tenants side.

you will never find your 'dream place' honestly. bcos you leave the option opened for the NEXT BEST THING to come, if you get what I mean.

Your response reminds me of my friend who is renting at a studio in Bangsar. She prefers to rent and doesn't seem to mind that she is paying a lot per month. In fact she is very happy.

Her parents forced her to buy a house, and she complained that she was so miserable and worried with the debt hanging over her head during that time. For her there is no such thing as good or bad debt, only debt. I understand her thinking.
