BTW prozacvalium, are u staying at 2A/5? What house number are yours? I need some opinion(s) from otai(s) here, is it OK to mount retractable awning(s) at the porch & back yard (i.e. to extend the coverage of shaded area(s), esp. on sunny @ rainy season)? A 1st time buyer here.. |

This is from Selangor state Gov cukai tanah. BSCAlex, thanks for your kind assistance.. Normally at your current progress KLK is just pending water & elec supply from Syabas / TNB to fix up and ready to handover you key. Do not worry about the delay VP. KLK is very gentlemen & fast on the payment due to they late handover as soon as you are request to pay-up those first 6 months maintenance fee during receiving VP latter you will be inform to collect your cheque for late VP. The amount is depending your S&P date against your VP date. Exp house value 500K x 10% = 50,000 10days delay 50,000 x 10 /365 = RM1,369.86 This post has been edited by azizulmj: Jan 2 2014, 12:05 PM |

Juz want to confirm, is it considered 'pembaikan kecil' if i add a floor-to-beam wooden partition between dining area & kitchen, or is it better to fix a brick wall there (this would need a standard plan right)? Any renovation experts here, pls gv me a help on this..

QUOTE(alligator_28 @ Jan 2 2014, 02:37 PM) I have not received any Hasil Tanah letter. We have to start paying even we have not received the house keys. Did u call KLK to get a confirmed date. When I ask they dun wanna give me a direct response and my agent has resigned... Nope, according to my last hop to KLK office to sign up my Syabas & TNB forms on the last mid-Nov, I've been informed that the VP maybe in end of this month @ early Feb, & those whom apply BPP loan maybe a lil' bit late for their VP (due to crosschecking & tallying the progress payment(s) done). After their last progress payment claim letter on mid-Dec, there's no update since then. Thanks so much for your info..I strongly agree with u, bcoz me myself also a silent reader of this forum b4, hehee.. You will meet them in future Yeah, we had to start that, in order to bring n maintain harmony in our future neighbourhood..BTW, i've realised that the hole at the backyard that was supposed to be closed by a metal frame was closed with a piece of asbestos on my last visit on last Christmas eve. I wonder is it was purposedly done to prevent theft when it has been installed later on @ it was already been stolen? I can't properly recall that since my last visit before that.. |

Just received letter from KLK this evening, my unit was ready for VP
It stated in the letter that cash buyers are required to settle the remaining 5% balance to their stakeholder solicitor.. Did that term also applicable to loan purchaser(s), esp those applying BPP loan? Sorry, noob here.. Back then, still I need to wait for clearance of remaining payment done, then only I can settle my VP.. This post has been edited by azizulmj: Jan 6 2014, 05:09 PM |

QUOTE(alligator_28 @ Jan 14 2014, 11:52 PM) I am thinking the same as you, jus block out the rain but not the sun light. Jus wondering do we need to build a roof over it or jus polycarbonate over the opening. Maybe we may get some explanation from MDKS staff..if really involving the roof design, most likely we have to buy some sort of standard plan..or am I wrong? I have bad experience with jus having the polycarbonate closing the opening as they jus seal the edges with sealant and after some time (rain & shine) it will leak. I think if we build a frame over the opening and make a roof proper, it will b good for the long run. I do not know if the building of roof with frame will work with our roof design. Anyone got any ideas or input? As 4 me, maybe i just built a mini taman there, i really love 2 see a mini taman inside the house.. |

QUOTE(Supreme1394 @ Jan 20 2014, 07:29 PM) Not expert in this but I remember that I had admired some houses in Taman Tun that has an in-door garden next to the sliding door at the dining area. It makes the house bright and breezy. It will look beautiful with a water feature and some stones, garden light and shrubs for decorations! To enjoy the space, have an outdoor table and chairs shaded with an umbrella for some tea or quiet reading. Good for adults, studying children or a game or two.☺ For me it is needlework. A wonderful way to relax! QUOTE(Supreme1394 @ Jan 20 2014, 07:44 PM) In addition, if you have in mind to sell your house later, it is a great help to put up an indoor garden. First impression counts, even with a small open enclosure. It relates to a dream to relax in the open air, in the home itself. People buy homes with a dream. Couples with noisy children need a relaxing corner to call their own. A house of this nature is an attraction! I'm totally agree with u..besides creating outdoor garden, we may create an indoor garden too..maybe it also acts as indirect ventilation.. |

QUOTE(IbanezXiphos @ Feb 15 2014, 07:39 PM) Well, looks like I may have to install water pump. Congratzz for your VP..I'm still waiting for my letter of clearance..but you still need to check n submit your defect report.. Collected keys for my Areca today. Workmanship is good for my unit save for a few hairline cracks that are not structural in nature (hopefully). Anyone, especially Arecan here had done window tinting to your unit? I'm considering to have that, besides my grilles when I've got my VP & all the defect(s) being repaired later on..Hope you don't mind sharing This post has been edited by azizulmj: Feb 15 2014, 09:52 PM |

QUOTE(purpleplum @ Mar 7 2014, 07:20 PM) Hi all, Congratulations for your VP..I've also got mine on early of this month, but due to short weekend, I myself barely able to do a thorough defect checking (only able to check the key sets, condition of WC, quantity of all electrical points & water taps), n also still hasn't submit defect list of my unit yet.. Got my Areca keys but still didnt have time to check the defects in the house. I met Mr Wong & he gave me the form. Did u guys submitted the form very soon? within how many days? Basically, how many defects for your house? Mr Wong said, if the page is not enough, can add on A4 paper. errrkkkk.. Sounds like the long list. Pls advice. I wish I can go this weekend & check everything. Good to hear about the rain at BSC The weather is quiet bad now... What u may do is to check n submit your defect report progressively..U may add on A4 paper for additional defect list.. BTW, for my fellows who had got their keys, I need your opinion..when Mr Wong gave you the loose items along with the key sets, did you fix the electricity supply cut-off fuse to its holder even after you leave your unit? It seems that I didn't move in immediately,he adviced me to take off n keep the fuse to prevent theft, but I'm afraid that I'll be claimed as 'disturbing the TNBD meter installations' if I did that. I've emailed to TNB Careline, but they still didn't responded yet.. This post has been edited by azizulmj: Mar 7 2014, 11:30 PM |
