And I thought/more like hoping Tesco would be on the large commercial land in BSC.

My street is 2A/3 .Staying there.

It is ok that Tesco is not in BSC commercial lot. Reason: to avoid increase in traffic flow. Now, tesco in Puncak Bestari is easily reached within 10 min.from BSC only. . BSC residents run away from the noise in its construction too as we are moving in just as Tesco starts construction.

But something will eventually come up in the large commercial land so TESCO was my 1st choice of retail hypermarket

Lot851 is likely belonging to the whole piece of 1000ac development land. "Pembangunan Bercampur" means "Mixed Development" for the currently launched linked houses, Semi-D etc.

'Mixed development' means pembangunan perumahan dan perniagaan (housing and business) in my work knowledge.

Yes, asked the sales person this morning, including the sole shoplots.

Old Subang Airport is 20 km away 'as the plane flies', that's where the Firefly is going.

Just a small number of flights daily on propeller planes, not jets. You wouldn't hear the noise. Minimal impact.

Seri Coalfields is within the flightpath of Firefly flights between SAAS airport to the east coast states.

I have seen site from the air (elevation at about 1300m northbound, and 800m southbound).

Will try to snap some photos on my next trip to the east coast,but this is subject to my seat position during the flight; because I don't pay extra for seat preference

Hopefully it is not for flights making "round-turnings" pending landing instruction.

For me, important is still development of the township. KLK play important role, need to invite those bank & mall to the township.

Usually where Tesco goes, Giant will follow, and vice versa

Got OCBC and UOB in Taman Alam Jaya nearby, so good chance others will set up office in BSC.
The commercial area is right by the busy main trunk road. The area will flourish in due time.


In this sense, KLK has a lot lot to learn from SP Setia and Sime Darby in creating the 'must buy and live in this area' feeling.
They already got a few minus marks for fencing, paint colour, pavements etc.
Buyers of later phases will always look at Phase 1 to judge the quality and commitment of developer.

Hopefully they will pay more attention to the landscaping and 'feel good' factor.
Buying a home is a very emotional thing. Fippers excluded.

Being in any flight path is not an issue as there are so many flight routes overhead. Anywhere you stand, you can see planes in the sky. As long as BSC is far from all airports, it is ok. A search for aerial distance confirms what Awiwa has said, Bandar Seri Coalfields is more than 14 km away from Subang Airport.

Updated latest info on 8/3/2015: Noise is however not visible if your home is on air-con as it offers tones of white noise or almost silent sound waves that can act as a vacuum or sound insulation. Better if all windows and doors are closed. Almost can't hear a thing after staying in.

As for landscapping, I have e-mailed to KLK with suggestions to plant palm trees all along the entry and exit roads behind the row of Banyan semi-ds that have the road higher at the back of these homes! This acts as a barrier against petrol fumes and to some extent provides some safety as the road side rail guard is rather low. Palms can greatly provide a luxury ambience to any housing estates.

Note that the BSC image is at tandem to how it looks on the road side, fully exposed. Decorative trees are a must for they can be seen at a distance from Jalan Kuala Selangor. Or else it will soon be seen as a big piece of land with tons of homes there like monsters rising up from the ground with their backside facing you! You see the many big banyan semi-ds stark and exposed! KL-K should be aware that it is a huge development in full view and the strong impression it offers to the general public - good or bad, will be the talk of town for many years to come. We hope the name of KL-K brings prestige to its residents.
