If I had to venture a guess, I'd say the odds are probably 60% for own stay - 40% for investment

Welcome ahgor.
Phase 1-Bromelia 138units, Duranta 204units, Banyan I 128units, Oleander 85units & the 18x60 type which KLK did not open to public 59units.
Phase 2-Areca 128units, Banyan II 142units + shop lot BSC waterfront 80units.
Total BSC project till now is 884 residents & 80 shop lot. How many will be own stay?
So far I make a count this forum members is around 40~42 buyer but look like not many buying for own stay. I hope the rest which did not join this forum are those future resident BSC.
As for me is own stay. Other's ...... whistling.gif
Since most of Phase 1 buyer will get key very soon lets count how many will be moving BSC on first year.

My take on this development is that it attracts mostly (80 %?) residents and mid to long term investors (can't avoid this) with holding capacities.

Flippers do not favour this development because they can't cover their maximum loans' monthly repayments with rentals for this area.

Agree with seneador! Either own stay or mid-long term investors. With the development over the next 5-10 years, this place is going to be HAVOC!

Quite true and perhaps, not that many people (20%) belong to that category even.

Bandar Seri Coalfields can be seen bright and clear in the daytime and strikes a louder impression by the side of the road than some night pics.

I think the future of Bandar Seri Coalfield should be bright almost similar to Puchong Jaya 20 years ago, if you dont believe, just look at the present traffic flow at the BSC main road.

The jam using the sg buloh road is pretty bad due to the roadworks, so beware if you're visiting BSC on the weekends! Better to use North South Highway --> Latar

Hi

Did anybody asked (before you buy) if the electric/telephone cabling in BSC will be underground (concealed) type?

The taman I am staying in now is the first to do underground cabling (that was 10 years ago).
Since then, all new tamans I have seen all use underground cabling, no more tiang letrik.

Anyone can verify for KLK?

Yes. We did ask and was told the cabling will be exposed. As for new tamans with underground cabling, tiang letrik mesti ada.
Otherwise, where to pasang the lampu bro?

is almost handover, way got electric phone tiang
only concern is do we have unifi boardband service?

there is a small boxes at all house back yard should for phone connection into house....but problem is i did not see any phone tiang or cable from our those housing back road to join this box...
Maybe we need to wait months or years only will get TM service.
get ready to use mobile type boardband if those moving in early and needs to have internet access.

afaik, the cabling is concealed typed (at least for banyan semi-d that is what is written). i'm not sure about the other phases.

You mean tiang-tiang lampu on the main road side ? But the TNB cables feed are all from underground. Good right? smile.gif

Where is it written, if you remember? If not in S&P, they can do what they like.

Called KLK @ 4 pm today and was informed that only the semi-D's will have underground cable feed.
