If you haven 't done any drilling work that can vibrate and bring about hairline splits on a wall and the adjacent wall, it is a defect. Otherwise, may not be covered as a defect.

Without any disturbance, too many cracks on many places indicate bad plastering in the first place. Those are defects.

KLK design ideas for the landscaping of Phase 1 BSC has different types of trees planted near each other. This fails to create a visual impact as the perspective view is broken by uneven shapes. Usually for impact sake, a long line of one type of trees/ ferns serves to bring out the vastness of the landscape. Now broken patches of trees create the patchy and uninteresting, may I say, awful look!

What happened after the court case?

If robbery, they not only break glass but come with instrument to cut the grill as well like a recent case in PJ. Then they enter to ransack and take whatever. If your grill remains intact, it doesn't look like robbery, perhaps a case of vandalism only.

Chicken poo smell, even a slight bit is awful. Mdks is authorized to ensure residents under its administrative area live in a sound environment. If anyone finds the factory at fault and affect the alam sekitar, should report to MDKS.

For me, my mind is preoccupied by some matters that require prolonged and continuous flow of thought till there is no room to dwell into other issues, so I am not joining the RA.

Nice landscaping going on. Trees are planted just like in Desa Coalfields but this time, KLK has placed a line of tall palms outlining the entrance to BSC that provides the elegant look. That alone - the line of palms have made the difference! You don't get that in Desa Coalfields. Often, a few palms here and there are masked by the uneven looking tree that outnumber them. The neat refreshing look of palms should not be fizzled out. KLK should remove those tall trees placed in front of the palms and plant them behind the palms! This will let the palms be seen as a uniform line of visual impact ( Sorry Klk, your email was not working, so I need to speak here). So the lining of palms should be made longer by adding more palms in order to highlight the beautiful curve of BSC's entry road and that alone makes a striking impact. By the end of the day, good landscaping plus smart looking homes of BSC can stage an upmarket scene. BSC can be turned into a milestone development achievement in the region of Kuala Selangor. A striking urban oasis here is the first of its kind existing amongst the rest that generally offers a rural appearance. It is already on its way to outclass its older sister of Desa Coalfields. The look of a place can only be improved and set apart by its landscaping budget, whether KLK is aware. Klk may even earn itself some renewed praises for upgrading its standard of housing development and MDKS may be proud that finally, Kuala Selangor has an urban side.

By the way, the business hub in the master plan looks real big!

If KLK is to earn its name by being the first ever developer that has managed to build a truly modern township in the midst of a vastly rural scenery, its good name will be carved and spread far and beyond.

Lousy? This is non-issue.

Firstly, this kind of fencing is present even in afluent Pj Taman Sea SS23 ( not Seapark please), but with good looking trees and shrubs alongside, you hardly notice it. Look at just how big the area coverage of tall trees and shrubs is, stretching over a larger area than a mere thin vertical line of a fence that seem to preoccupy the minds of the few here. You might as well focus on the bigger area of landscaping in order to mask and reduce the presence of the ugly fence.

Still wish to stay on this topic on fencing? You should already know that KLK follows the norm to give this type of boundary fencing to highlight areas, who would in their right mind harp on its quality and looks! If you can get a good one from a developer, lets give a big 'thank you'. You get it?

You seem to harp on this and ignore the landscape, or have no awareness of its importance? May I explain:

The landscaping starts right from the entrance going in to offer a huge visual scenery that can either enhance or downgrade the image of your home your asset, and also the property value. Not all can see this. Some think of it as trivial. Only people with a macro view will see. How about getting into the big picture for better result?

* On fencing quality, only anti-climb, anti-cut fence that encloses all round as some have suggested will work. Even if you are willing to pay for it, some issues need to be resolved as it is against the law for we have not appled for 'gated' status yet.

Landscaping has no hard and fast rule as to what to plant. As such, there's room for request and suggestion.

Agree, class look like Desa Parkcity. Grand entrance. Nowadays no longer like old time. Middle class people look at image building. Nowadays lots of people started out renting in class looking condos with a neat look. After sometime with savings they look at buying landed property that offers a smart afluent concept.
This can be achieved by giving trees with neat forms and colourful shrubs as a contrast.
Developers those days plant young trees that take years to give a flush look to the area. Nowadays some developers opt for grown trees that look good right away.

Looks like BSC is set to make a major impact as a large modern township! It is easily seen and its name will be mentioned as a major landmark to travelers asking for directions. Arriving there, people will then be greatly surprised to see a huge modern oasis sits grandly in the vast plain, one of its kind in the area. It is history in the making as far as development goes. Its open view and entrance offers great potential to become very outstanding. The landscaping in front and within is the determining factor - make or break!
May I humbly suggest that KLK's bosses takes this as the opportunity to carve their name as THE DEVELOPER for this magnificent project!! Things may come and go but homes last for centuries to come.

May KLK's fame last over the centuries..世世代代留英名!

Thanks. I would say, views are more important to be considered and discussed here. I was trained to think all round, meaning look at the whole effect, not just the parts within. If parts ( homes) are handsome but surrounding is a mismatch, a disjointed look will ensue. Klk is still having future launches to sell and an integrated good looking landscaped curb at the least end or more to other things will lend more beauty to attract buyers and investors alike.

We are using Dg and Celcom mobile broadband for 3G here with no problems but as in all cases of this type, the data usage can easily reach the limit...can top up online with credit card.

Had nasty experience with a local telco. Big outlet in I U. Sales rep said BU 11 under coverage and promise fix line in a month, so paid deposit and waited. Then they said they came but we were not in but no one called to inform earlier. Another appointment said will come soon but no one came. Kept calling and waiting then after 2 months we asked for refund. Ok got $ back with no problem. Can't expect big telco staff to do this, but it happened!

Frustrated with that company, we switched to DiGi, but since also no fix line for that area, had to go for mobile broadband.

Heard a former neighbour got her metal window gril cut and she is replacing with steel gril.

Nearby a restaurant called ' Saranya restaurant' serves tasty tosai and other dishes! Situated next to Petronas Petrol Station along Jln. Kuala Selangor, a short 2 minutes' drive from BSC. It is situated quite away from the road, partially hidden by a big tree.
