unless you have a crystal ball to tell the future, nobody really knows what it will be like to flip. if it is well planned and connected, you will definitely be able to flip it.
rental for landed property (homes) will never give you the best yields anyway.

Would like to find out if everyone would like to INCREASE the SECURITY in our area. There are a lot of things we can do for e.g.:

1) wireless intercom system to guardhouse ( no need wiring)
2) group buy alarm and cameras
3) Install high-tensile steel fences at the back of our houses (block side entrances)
4) get a guard + dog to patrol 7pm - 7am

Do many of you share the same security concerns?

The back of my semi-d faces the main road which leads into BSC, as would many other semi-d's facing the main road (including those facing the pond).

The fence put up by KLK might not be suitable to ward off motivated criminals. If it is simple fencing, anyone can cut and enter and climb your back wall. As it is our front wall is so low anyone can jump over.

As for the guards, if they are just going to sit at some pondok and just wave everyone in, it's quite pointless. We need make it efficient: 1) Print stickers for each section 2) No sticker, no entry without confirming with the occupants of the house you want to visit 3) No answer from owner, guard call mobile 4) Still no answer, guard to turn away visitor/contractor/service provider/pizza delivery/whomever.

I don't trust anything that is cheap or free because a corporations main intention is to make money. Nothing is free.

Good feedback Supreme. Further to my earlier suggestion:

1) The guardhouse should be set so that we have only 1 way in and 1 way out. Like modern developments where the entrance/exit is the same place. Wireless intercom with panic button upstairs & downstairs. Guardhouse will be proper one, not kotak + umbrella. Got more money, get a patrol for 7pm-7am

2) Vehicles WITH STICKER only can enter - no sticker need to register and guard needs to call owner to confirm entry. No confirmation, no entry. Tak kisah if it's your mother-in-law (in fact you may want to give the guards pictures of who you don't want to let in LOL)

3) Payment of security services - try to think about it this way:

Cost of:

Car: RM50,000 onwards. Lose car, have to rent car. Insurance pay you 80%.
House appliances: RM50,000 onwards. Stolen, too bad.
Your wife kidnap: Priceless
Your children kidnap: Priceless
One of you get robbed: RM500 onwards (if got laptop,iPad,etc - add more)
Someone get raped: Priceless
Someone get killed: Priceless

How much you spend on unnecessary stuff each month: Ask your ownself. For e.g.I pay RM190 for a Fitness First gym membership which i use 2 times a week.

Now let me ask you, my fellow BSC-ians: What is even RM50 - 100 a month for your SAFETY? What is even RM150? Too expensive for your life, family life, happiness? Once kena, then wish to pay is too late.

I'm middle class, but I will pay a fair amount each month to ensure my family is not robbed, kidnapped or raped or suffer property loss. Remember this - for next 10 years we got a lot of construction = A LOT OF BANGLA, INDON, MYANMAR, WHATEVER is walking around your area 24/7. Are you going to sleep well at night? Not me.

Please share your thoughts.

Yes the group is growing, which is great. Good for us to start early so throughout the next 12 months we can get as many people in as possible.

I'm thinking through some ways for us to get all the buyers into the Facebook group.

The design for phase 2 semi-d is nice - modern and sharp looking. However, I feel the design has resulted in smaller space for the back half of the ground floor. Any idea on the price?

Hi affished, no reason for you not to join but I'm not sure how valuable it will be for you. Perhaps you can also take the lead to set up a group for Areca buyers and buyers of nearby developments to co-ordinate security measures.

How everyone can work together is to then have an overall plan for BSC, negotiate for cheaper rates across BSC (perhaps use one security provider).

So yes, please do join us as this wasn't created to keep BSC-ians out, but to get Banyan and Bromelia buyers in

Yup saw his e-mail. I personally prefer Banyan 1 layout because it's larger but the Banyan 2 design follows the latest design of modern homes. But it's 250k more! Perhaps because the location is better since it's not facing the main road.

At the end of the day, we are responsible for our own safety. A developer, or any profit making organization is interested in just that - profits.

Once our homes are ready, we need to form a committee and decide on our own security collectively.

This township have semi D with 800k over, dont think just only housing, sure there is convenient store / mall / wet market.

Yes there is going to be a wet market, food court and petrol station. you can already see the tapak for petrol station with ad for anyone who wants to take it up. I hope Shell opens up there. As for wet market and food court, it's coming up on the left side of the development near the medium cost housing

As for his Fb page, the more people choose 'like' for the BSC page, you are increasing its newsfeed spread of things like this. Publicity here is only good for those who are selling their property. They fix up the homes with discount buys and leave the house vacant for sales, but those who join the deal and move in may suffer. You may be tricked to serve others' interest.

Grace - you're a real source of entertainment with your dinosaur thinking. Perhaps some hobbies in retirement will help besides screaming that people's safety will be jeapordized through group buys. Anyway, to each his own and thank you for your feedback.

thanks for the shots. too bad on the cheap fencing, but can't complain as we didn't pay top dollar anyway smile.gif i think for the money paid, it's acceptable.
