LOL..What? 30' extra land yet it is not included in the 'land area'! Some misleading advertisement. Don't trust the broker. I know this forum is not for selling homes but we are here to protect the interest of members of the community who wish to sell their property. And I am not yet selling my Banyan. Some mean brokers are not able to withstand long without selling any unit and thus may exploit the ignorance of home sellers. From what I see, the value of Banyan semi-ds are worth more than the range advertised. Let us run a brief comparisons between different semi-ds, all are new launches and prices quoted are as what you buy this year, so ignore whether they are newly launched prices or subsales. It is what you are asked to pay if you buy now.

Note: when it comes to advantage and disadv. , they are strictly my personal view, no offence intented. After reading, you will agree that what were advertised are undervalued for the Banyans. One should do a similar comparison for the other types of homes. Convince the brokers then they can't suppress your prices for quick commissions!

G&G. Just visited the Aspen Show Village in Cyberjaya to see the show unit.
Advantage: afluent image, more urbanised than BSC. This said, BSC is not lacking in facility but has a suburb. image. So how much price difference should there? BSC is ready for occupation by another few months. It can offer immediate subsale/rental returns. Clover is another 1 1/2 year more.
Disadv. (my personal view strictly) split up very high to dinning, stairs very near front door entrance. Banyan semi-d has a staircase that starts further in between the hall and dining, but the powder room by the side of the hall takes away about 8ft of the width. It has an open feel, with no rising stairs greeting you right away when you step in. Distance: Cyberjaya is about 32km. Fr. I Utama, one way, travel time=45min. via LDP (jam). BSC=26km. and 45 min. via LDP to Jln. Kuala Selangor (jam) or via NKVE to Guthrie Corridor Expressway to Jln. Batu Arang ( smooth traffic)=34km. Travel time: 37min.

Facilities are 4.5km. to shops in Alam Jaya, where banks and Secret Recepe are, 7km. to Bandar Puncak Alam where one can get good food, and New Tesco is just 2 min. away in Puncak Bestari! Plenty of Thai style restaurants along the way to Tesco.
Do I sound like a broker ? No, I am just armed with facts, that's all. I sold my old corner link that way for a good price.
