We expect others to be committed but are we committed ourselves. My clarion call for an R.A.
went mostly unheeded except for the support from these future residents who I'm proud to
name...... sapphire88/Areca, sepusk8/Areca, alligator_28/Areca,biotin/Areca, Sher5091/Duranta,
BSCalex/Oleander, chris_tco/ ? (sorry mate, help me out here)

Yes, discussions on security was held earlier but it was more, if not all, about Banyan and Bromelia.
BSC Phase 1 is bigger than that. Whichever precincts we belong to, we should help each other
because security should be a coordinated and concerted effort by every residents. This can be most
effectively done under the auspices of the R.A. Exemptions, to have some semblance of a GnG, can
and may be granted by the relevent authorities if we have a strong R.A., backed and supported by at
least 85% of the residents. Even those who are speculators should be morally obliged to contribute,
at least partially, to the monthly security fees as a secured and peaceful neighbourhood can only
enhance the value and marketability of their property.

After reading this excerpt from awiva's posting on 2nd. Aug. 2012, "My experience from 4 years serving
as secretary on the RA in my taman" I was hoping he'll helm the R.A. (pro-tem for now) in the capacity
of any of the 3 important posts of Chairman, Secretary or Treasurer. But if he should decline, let's hope
he'll assist us by imparting his knowledge/experience. If I've to nominate/elect 3 people for the hot seats
or just as committee members, the 3 names at the tip of my tongue are awiva, kengwei and seneador.
Perhaps you folks have others in mind? Let's hear them. Hope it'll be a good representation of every precinct.

i received a letter from klk 3 days back asking for water and tenaga deposit..so it should be coming soon!

All such schemes require certain percentage participation for approval. Commitment is a vital issue here. Be big hearted to join and pay your share. The message: even if you feel safe ( some rely on spiritual protection), help your neighbors who feel threatened.

totally agree, becoz my family has lost 2 cars, 1 lorry (you have no idea how we lock our cars now) and i kena rompak for once during my Form 5 era. can understand the pain, but in house robbery is way much more dmg than missing cars and kena rompak during day time!

Nope, no keys yet since road to my unit is not ready. VP or vacant possession is only when all stages are completed. I was referring to different home schemes launched and sold earlier than Banyan. I know of some. People may have moved in by now. It is possible to see homes undergoing renovation and you can check the contractors' workmanship quality. That is good testimony. You may get a good one and their contact no.

Previously when Taman Sea next to Taman Megah was completed, many contractors were renovating there and they were eager to show us their completed kitchens or tiling work! They were having many deals there and thus should be willing to offer lower price (law of economy of scale). I hope to pay a visit there in a month or two to have a look at some completed renovation works. I hope to book a good one for my unit which will be ready not long after that. You can get them sooner to start work on your home as they may be a long queue already.

from my experience (i stay in desa coalfields), the contractors will come right to your door once u get the key.
lots of them.
some of them also will aprroach to the house owners to "rent" the houses, and use it as their show room.
if u're lucky, u will get a renovation at a very reasonable price.

Do you knw what is the rental rate for Desa coalfields, cause this moment not planning to stay until the highway build complete.

You may be can try this no:016-9177076 (Alice). She is currently doing advertising SMS to the new owners of G-Residence condominium of Kuchai Lama. The terms are as following: 4 months of free showroom rental but giving back 50% discount on the renovation. According to her boss, people are welcome to visit their showroom at Batu Caves. I am not familiar with them and don't know about their back ground/reliability, you can find out further from them.

Hi all,

I am a Bromelia owner. Was approach by a property agent and enquired whether I'm willing to sell my unit or not. Was told by her that the market rate is RM450k and she claimed this is the highest. Any owner has been contacted too? Hope that you can share your experience. Thanks

Latar is north of BSC. GCE ( Guthrie Corridor Expressway) connects the south ie. Shah Alam and Subang to BSC and Puncak Alam. Edited sentence: "If DASH is being built, it will connect the center from PJ east starting at the LDP across Mutiara Damansara to the west to join GCE and beyond." You can see it more like running parallel to Persiaran Surian and Jalan Sg. Buloh, as well as Jln. K. Selangor It allows us to skip the dead jam along Persiaran Surian and Jln. Sg. Buloh and also skip a long portion of slow traffic along Jln Kuala Selangor. A short travel by using GCE and we exit to Jln. K. Selangor just before Desa Moccis.
That way we need only use Jln. K. Selangor for only 4km to reach BSC. Thus travel time is shortened by skipping all the jammed roads.
I am not sure of the toll charged, but it will be smoother than going to Puchong via LDP tolls.
