looks like expensive... can get completed USJ 1 Avenue at 300psf... maintenance is not bad, landscape is ok, and got some large build-ups...
this Regina location seems nearer to USJ1 Avenue than Da Men... with no commercial activities and leasehold... comparable to USJ1 Avenue instead of Da Men/Meridian...

DaMen is all bout studio..this one is over-priced.

Damn "condo" is now valued more than houses now due to the convenience and security. People are moving out of houses and condos are hot property in rental and in appreciation due to landed properties deemed unsafe and inconvenient thanks to our lousy police and transport systems. Condos are being built in more strategic locations whereas houses its very difficult to get all of them in a 'convenient' location.

If you do niot mind the nightmare traffics at USJ1 intersection + the light industrial surrounding your condo then it's the one that you may interested. Otherwise, can't see any factors proved that this is a good investment. FYI, this will be first project under this new developer.

1044 psf is available. Understand after discount it is around rm410+ psf. So rm400+k condo in USJ1, still not too bad for a resort style condo. Only worry is the maintenance after 3 yrs.... if it's like the City Mall then less than 2 yrs already bad.

got same location. same jam. better price, own land, no need share space, easier to dispose, around same price psf, no need to depend on other people management (you manage your own facilities), still has the same risk of being neighbours to "surprising" people and the pool is overrated (you will use in the beginning then you will leave it alone).

Furthermore you can dig a hole in the ground then put up a flagpole and raise a flag with your face on it . rclxm9.gif

The units in Regina is a pretty good buy. For those who knows about the development in USJ1 area, the price per sqft is lowest for this middle upper class condo. Those who wants to know more details please PM me for more info. smile.gif

Not only that, now only cna enter usj1 from Kesas, in 2014 end can exit to kesas (towards Bukit Jalil/Sunway and towards Shah Alam) d. Then the jam also will lessen a bit and better access. flex.gif

called their sales office n the sales girl very rude when talking with customer, but after i raise my voice she became tikus, bad impression for the developer's service like this

The sales people are WCT realtors, a sub contractor to do the agency. Yeah, they may be bad but not the developer's team. Unfortunately, they are already awarded exclusivity for 2 months which will be ending in mid Dec. yay!

Impiana Meridian is located at a dead end. It is actually a medium class development with the mamak and all.
In terms of facilities and landscaping, Regina is a class of its own.

Also, IM finish build already meaning if buy is subsale lo. Regina is pre launch. smile.gif

But of course, everyone is entitled to their own opinion. IM has its perks too. smile.gif

5 minutes drive without jam when converted to walking, what do you think is the distance ?

20 minutes walk is ***UNDER ESTIMATE***.

You are probably trying to make a living out of this, but need also be sensible lah. Simply say loses credibility !

i went to site to do a survey, is around 10 minutes walk to mydin, driving is within 5 min can reach, as for LRT, if you don't mind to walk, will spend around 20 min...will go to developer office to put deposit for this project...^^

Ya, in order to end all confusion. I do a drive test to track the distance not time cos time is relative.

Distance from Condo to Mydin = 0.9km
Distance from Condo to LRT = 0.5km

So, distance from Condo to LRT = about 1.5km only.

P.S: also note, an average human being walks 4-6 km per hour. So do the maths by being an average walker... that's the answer for those who wonders too much. smile.gif

One year ago Rivervale sell at RM270 psft, so how come a few months to a year later everyone wanna sell at RM600 psft? The developers lost their mind?

unfortunately the mall was originally designed and built half way by a previous dev. They merely took over from the dead project and try revive it to avoid having a ghost area in usj. Most of those leaks and stuff is due to previous dev early m&e design but improvement is on the way.

what i heard is that cos the prev dev stuck on bad architecture and materials, the new dev cant over kill it with new stuff cos the price per unit was already set / sold back then by the old dev. Its more a bout reviving it. Moreover, i also heard that the old dev pinjam money from the new dev but run to financial crisis and cant pay back. So to cut losses, the new dev bought it over and just complete it. I am sure they wont be running a loosing bis...haha. But their other projects all loos good like the Paciific Place, the new star headquarters, etc. smile.gif

Haha, thye must have thier reasons its on the portfolio. Its actually part of a bigger plan which you all will know soon. Also, the new LRT is literally across paparich of the mall which will then help improve the place by a lot.

But Customers were actually happy. Ironically. Cos if its not becos of them, their entire investment would have burnt with the previous failed dev. So to them, this is like their knight. The project was originally meant to be lower class as that time mix dev not popular yet. So for the current dev to pul it off as it is within the very restricted budget is amazing d lo....

but their other project darn amazing. haha. go google them la. smile.gif

I know a lot of these touts would book like 20-30 units at one go for a particular development making it look like "all sold out" or "90% sold out". This way its also good for developers also since they could advertise their property is "hot".
The touts just pay the booking fees and after that try and "sell" their units at a profit to other people who cannot get unit and who was told all sell out, unless you are willing to pay RM XXX undertable money. If nobody buy, these touts will just tell developer cannot get bank loan, and the booking fees will be refunded to them. In that way, they 1) Drive the prices of new properties up to ridiculous levels by "creating" an artificial demand and 2) Make money of unsuspecting normal people who really believe that property market is so hot.

Pretty true. this kind of people makes it hard for genuine real investors to buy a decent place. But hmm...thats how these people make money. so its still best to buy str8 from dev than this people....or unless these people already awarded the title or upon completion. haha. just my tots.

Problem is these people will line up and snap ALL of the developer units. The same happened for the Atria Sofo units. I have a friend inside who told me it sold out in an hour to only <50 people, many who booked 10-20 units at a time, no doubt using this tactic. The they pakat with the SA (maybe give some "commission") and if you (the unsuspecting buyer) go and ask the SA, they will tell you all sold out. And if you look really interested, they will say "Psst, btw if yr really, really interested, I know someone who wanna let go their unit but must pay rm xxx more, you ok?" The buyer bodoh, bodoh, tot the project so laku then just pay lar with hopes that it can appreciate even more, but when it can't then the buyer will be stuck....

Ya so make sure dun simply pay more than you sud, get a unit that is direct from the developer. Undertable money is only worth it if it is really a good deal. of course, there are good deals just have to be more careful. smile.gif

Sad sad sad !!! The forces of the people in this case, is weak. The policy makers ( aka the elected politicians ) need to do something. It does not take a genius to find out ways to fight this.

How to act? This is a free market. Demand dictates supply. If the politicians intefere, it will create a skewed market that will cause either demand or supply to collapse. Either one is not good for the economy.

The only way is to protest with your wallet. Stop buying properties for the time being. If enough of us can all band together and stop buying, all the touts and developers will get burned when they cancel their bookings. When enough of them get burned, the developers will automatifcally set a limit on how many units one person can own. Like i say we are a free market and we are free to protest with our own wallets

I totally disagree. This is a SYSTEM problem. It does not need a genius to come up with a better system. For example, mandate the use of balloting system, interested buyers come with a bankdraft, draw lots. Drawn names cannot be transferred to other names. Forfeit the booking fees if the buyers can't get loan. These are just off my head, there are so many ways to improve it !

How could it be ? The draw is in front of everyone. If the touts get drawn every time the people there will notice ! And some more if drawn names cannot be transferred what point is there for the touts to get drawn so many times ?

We can have the best system in the world if there is no auditability and traceability, nothing will work. This is again a system problem.

i got a unit thr hehe... quite worth to buy leh coz i stay in casa subang for almost a year liao... though wanna buy uoa property at sri petaling wan... mana tau no yet launch sienzzz... them ma buy regina lo oni 3% haha no bad... can consider it la if u plan to buy a house coz no need come out 10% leh oni 3% ok ma hehe....

I went there with some investors on a hot sunny 2pm, before rain around 5pm and after rain about 630pm on a Sunday 2 weeks or so ago to investigate. No smell ^^

People sumore play football and skating there carefreely. haha.
The pool is not next to the site but is diagonal from the site. Next to the site is the big football field.

The other things which I take into consideration are :-

1. 15 minutes walk to a LRT station is almost the max to an average user can tolerate. This property happens to be at a location outside this zone.

2. The car road access is not helping, USJ1 is notorious for bad jam.

Taking these factors together, I don't see how the pricing is justifiable.

1) Are you buying? If not it does not really matter.
However, most people who can afford this condo are medium upper. While the distance from the LRT is important, most of the target buyers will not bother taking the LRT. They will drive. smile.gif
For those who really desperately wants to take the LRT, walking 20 minutes is not a problem unless got health issues. Look at the housing area in SS15. The students and workers renting there walked to the Subang KTM also and is more than 1.5km, no biggie. I guess is more of a target market thing.

Besides, this is a condo residence not a mix dev or offices. For most they rather it not be near/ next to the LRT. Cos many people will keluar masuk the LRT and will be not good for security. Imagine staying in front of the KJ lrt. Not very good. So the property is situated far enough from the hustle bustle but still consider near enough (1.4km).

2) The road access i agree is bad for now. But with the new plans on the way, the jam is diluting and access is way way better. After all who are we kidding, when a place is jam, the property usually are better appreciated in value (jaya one, KLCC, KD) smile.gif

You need to ***QUICKLY*** fix your loan problem. Come Jan 1st 2012, all banks have to follow Bank Negara new guidelines of using NET INCOME for loan calculation instead of GROSS INCOME. With this loans approval will be getting tougher in year 2012 and there will be an increase in drop out. I reckon that Bank Negara is feeling the need to curb property appreciation now, which I fully support. Properties have appreciated 50k-200k since beginning of the year and this is fast making property beyond the reach of the majority of the population.

Thanx man. I'm not worry bout the gross/net income issue.

There will be few drop out certainly especially those flippers who depends highly on bank loans. But still there are gimmicks to get pass the loan stage. Just my opinion :-D

Every development have its upside and downside. I guess if walking to LRT is your main attraction then perhaps Regina is not for you. It's just that the offer package is too good to ignore and the chepest psft in that area for that quality (medium upper). Other confirmed dev will come around the area in the future but will be rocket expensive due to the development in the area.

Anyway, there are other prime property that may suit your liking. If you are an investor looking around klang valley, there is a new project in PJ area (via invitation only) that is amazing prime. Package not as attractive as Regina but it is pretty solid unit. PM me for details. As an investor, you should buy something you are confident and comfortable with. smile.gif

Block B and C is facing it but only Type A (1044 sqft) is directly facing it.
The buildings are all 1-2 storeys only so no blocking.

There are no big vehicles coming in and out. Only vans and cars.

According to my friend, still left about 5 smallest units now - 2 in Block B and the rest not sure which block.

Selling price is about RM525k now before discount and after 5% discount is about RM500k, and down payment is 3% only.

Currently most of the 600 units has been 90% booked. Especially the 1044sf (smallest unit) have sold out. As of to date only left 1 or 2 units for the 1475sf (Bungalow type). The balance left over are for the 1248sf price range from RM650K++ onwards before discount.

I went to the property fair last weekend. At the Regina booth, I was told by one of the salespersons that Regina Development S/B is related to SM Mahasalam S/B, the developer who took over and completed the Rhythm Avenue in USJ 19. I am not sure if the relationship is via common directors, major shareholders or through a parent company. Can someone confirm if the aforesaid is true?

Sorry to ask,I tot Jati 2 location wise "same row" as Regina?if Regina flood,Jati may face same problem?and I tot usj 1 avenue is at the other side of road with housings, school, mosque and petrol station separated?so if really flood I guess those low rise may got impact first and last only Regina.beside there is one monsoon drain along side of the Persiaran Mewah blocking the flow of flood water from crossing.

I mentioned USJ1 Avenue being flooded not Regina. Come to think of it, why I even mentioned USJ1 Ave?
Sorry my bad. Not related to this thread. Must be reading more than one thread at the same time. I remember reading thread about USJ 1 Avenue.

ONLY USJ1 Ave was affected bcoz the construction is beside the river and .... as the name suggest "basement" parking.... is lower than the river bank, the basement was flooded when the bank burst. The pumps was running good but the water volume overwhelmed the pumps.

Anyway, Regina is too far from the river to get flooded. These properties are in the same area .... USJ1 Ave, Regina, Jati 1 & 2 , and Mewah, Angsana Apt. The surrounding area was safe from flooding. Never has history of flooding like Shah Alam last time.

Interesting.

Kinrara Residence is one project on the lewat list.

UEM land also got one project, crescent apartment.

Other suspected "late" projects such as Eve Suite, Duet Residence and M3 residence and so on are not appearing on the list.

Shouldn't be that unit. If I not mistaken, those unit with big balcony either be at level 4th or level 13th and above.

Hi.. I plan to get a subsale unit for own stay, as its near to brt (plan to cycle there and take brt).

Any current owner and tenant can comment on the maintenance of the condo? Eg: frequent breakdown of lift/corridor light?

Particularly i would like to know the security and also the surrounding area, is it safe and well maintained for the condo?

So far i check google review seems ok, mostly is local ownstay type, very less those butak nakal type of tenant.

Yet to go view the unit tho, but i believe its hard to observe all above without actually staying there, and dont trust too mch on the agent and owner as their aim is to sell the unit 😂

Yea but that area has more foreignor around and from what i checked via google, only Regina has lesser foreigner staying in.

I dont really mind the distance to brt fron Regina, as i can cycle or drive.

Can see in above lelong, valuation for that area has dropped. Area still underdeveloped and not high demand.

2019 transacted price was RM530k, so 2 years later now, it might be really around 450-480k.
