From my calculation you need 11 cores:-
Power = 3 Cores (L,N, & E)
Autogate Switch = 4 Cores (for 2 switch), some use 3 cores
Bell = 2 Cores
Light = 2 Cores
So you use up all 11, maybe 10

for 7 cores, the auto gate the lights on/ off control by the auto gate control panel.
7 cores = +- rm9.50/M
11 cores =+-rm15/M
go for 11 cores so that can have some spare, the cable wont cost much for link house 10m is more than enough
