 Seeking Advice to Sell Property in 2011 ?

Hi,
am a real property noob here - have always buy property to live-in only.
seeking some expert advice on whether to sell or not (with ready buyers).
bkt jelutong serambi corner unit about 2k sf bu & 3k la, north, 4+1b, 4baths, extended,mature garden,adjacent to park/empty land.
researching and found current price range rm350-425 psf rclxub.gif
1. what's the current mkt price should i be looking at
2. estimated mkt price in next 12months (as i heard nearby shopping mall when open soon will help propel house price around the area??)
3. plan to rent in next 1/2 years in same/nearby areas, rental around rm1.5k-2k/mth for a 22x75 dsl
4. invest monies from above sale on rental properties next 1/2 years and/or agricultural land (matured or near maturing rubber/palmoil trees) in say pahang/johor
do tell if am crazy or nuts, tqvm notworthy.gif thumbup.gif

My brother's singaporean brother in law did just that years ago... he sold his condo becuz he thoght prices will collapse, mana tahu prices still got legs to run. Then he had to squat with his mother in law while waiting to buy his home.

I think, if you are married with a family, NEVER sell your home. If you want to invest, you may consider refinancing your home to get some upfront money, provided you have enough cash to service instalments.

Property investment is for the long run. Dont think u miss out if you dont jump in now.

Also, you start small... Renesial recommend for small timers to start with apartments that are below 100k.

Be patient... if you rush it, you will give yorself too much stress and it is bad for health and overall well being of your relationships with others.....

ya think read, many eons ago, Rich Dad Poor Dad that he & his wife had to live in a car but invest their monies in rental properties (or something like that - i cud b wrong) haha

Robert and his wife got hit hard during their initial business failure and that was their last resort to revive their life..
Before mimicking other people's methodology, try to assess what was the motivation and condition of such move and weather u and him are in the same shoe or same environment... sometimes, blindly follow can be suicidal... my 2 cents
