During the iProperty expo last 2 days, the sales fellow told me the official launching is 11 Nov, this coming Friday.
Normal unit is around 700sq.ft, price going for around 330k to 350k.
One interesting fact he told me was that, depending on your liking, you can actually purchase 2 units side-by-side and the developer will "re-arrange" the internal layout for you, effectively making it into one big 1400 sq.ft condo, and hence with 2 carpark bays......but then of course price is around 700k.
Not too affordable for small fry like me, but am still thinking of going to view the show unit this coming Saturday. hmm.gif
The duplex units will launch later, maybe next month.

You know what, I just found out there is this condo project called X2 Puchong, really spacious at 2400 sq.ft also going for around 700k I think.
Might go visit the showroom this weekend, just to snoop around.

I went to showroom today...the offer is 5%5%3% for 75 early bird, dibs with fully furnish..u can jus bring your pillow and move in when vp.3 air con, 2 TV,1 fridge,1 washing machine, 1 cook top, water heater and lots cabinet built in just like show in picture at website. 700 sqt for 380k onwards, corner extra 40k...gosh..location wise not bad as Sbc built the link bridge for in and out directly to japan Kuching , the most attract me is the link bridge link to carpark directly..nice design..each floor 16 units ,every two floor got one breath deck (like small garden) , swimming on roof top..nearby taman wahyu ktm which I think most of the ppl won't take it, nearby batu metropolitan park that lack of maintenance..kiara east total consist 2 condo, 4 office and festival mall street name marcadia..so guy, BBB ?

I think the developer can pull it off, remember when ytl did saffron and tamarind at sentul? Everyone was going overpriced etc. too

Location wise its not too bad, duke hiway + downtown kl within reach.

Retail area will be held by developer so hopefully they attract some good tenants, get 1 overtime or library to open there the price will shoot like first subang.

Villas may help bring up the price also, plus a slight spill over effect from kl metropolis at matrade.

We'll see la, if everyone can tell the future then no need to second guess already.

Suites with retail area below maybe can benchmark with tcm although location totally diff. But still tcm is doing well.

Big plus is the link road in is already built, not waiting to be built.

Just came back from the showroom.
For own stay, the standard 700 sq.ft unit is really too small for a family...... the "Glass Combo" units are better, at around 1400 sq.ft. but the price is also not cheap, going at more than 750k even after discount.
By the way, only one unit of the combo type is sold as of 3pm just now.
I was really impressed with the penthouse unit, though......sort of like a "semi duplex" with around 1050 sq.ft built-up...... but not launched officially yet, and more than 800k.
It's times like these that I wish I were still single and the millionaire son of a Datuk......haih......

Dunno about their quality, but branded developers also suffer from quality issues also.

I remember a friend who bought a unit at Saffron the one with the garden, the sewage pipe blew and the entire condo was knee deep in shit and piss.

But I still see everyone rushing for Capers, tough to build something with 0 flaws and 100% perfect no? Even toyota also got recall lo.

What was the issues with The Peak at KK? Anyone got office at PJX? Care to comment?

As i know Taman Mastiara was developed by SBC and based on their profile...seem like built quite lot projects before.
Quality wise i not sure...But i guess is depends ur luck....

Since is a big project by SBC, i hope they can deliver quality product...

Facing jalan Kuching (west)... Due to SBC still pending the final layout for the Commercial area and might sudden "pop up" a high rise building and block those facing east.....

YUp...They told me panel bank still unconfirmed and everything will finalize in 4-6 month...Then will call us and give us the list of bank and bankers...They told me after CNY start apply loan also no problem...

btw....During sign SNP..Make sure open eye big big and see the list of furnish they provide us...Have to make sure everything same as showroom smile.gif

The give the mattress as well biggrin.gif ..everything you see in the showroom they will give except those decorative items...
They free SNP, Bank loan agreement, lawyer fee (if using panel lawyer) basically you just pay 5% downpayment (if entitled 5 %discount), and pay nothing till completion...

For rent or sell, it surely depend ur floor and units location... Because every unit is the same design and spec...so people would have plenty option to choose if alot of units sell or rent during that time...therefore, it quite competitive..

If SBC really realize the commercial part and bring in those strong tenants and shopping complex...It can fetch higher price and rental...if Kiara east can become another sunway giza...would be good..

For the duplex...i think quite difficult to sell... For around 1 million....i can get better option unless you like the full furnished design...

when I was there on friday there were a whole host of bankers there from maybank, uob, hong leong, cimb. I think SBC invited them, was looking for public bank but unfortunately the officer didn't come (or maybe came later after I left)

For water heater, they are using standardize one, like those in hotel, you switch on the button and hot water will come out....So, no water heater....

Honestly I can't think of any developer that can list quality as one of their strengths.

But it sounds serious enough if your friend were to pursue legal action, care to shed some light on the situation? i.e be more specific la, what kinda poor delivery did he face?

I see politicians suing each other for few hundred million everyday in the papers, doesn't mean they will get the judgment right?

this is DBIS project, normal developer will make sure most the unit sale out only proceed with sign snp...save interest ...
that day saw the architect at showroom for L11-L20, pending some design changes..should be open after the showroom done..
i take a look from outside, the design more to soft colour compare to L1-L1- sharp colour..
Abandon , i bet they wont simply throw few Mil to build the link bridge and then let the project died... hmm.gif

Im not scare of abandon since Taman Mastiara was developed by SBC... Im just concern about the quality and the final layout..and also whether they will fully provide like showroom or not...

Like what bro airline mentioned, alot of things still in pending....

Further in front Magna Prima launched business park - Boulevard..
There might have shopping center too..
Therefore, whole Jalan Kuching quite competitive..

But, Im go for own stay and like the design..So no problem for me smile.gif

Yea, IM one of the young couple and plan to marry in 3 -4 years time...This house would be great for me as new married home..no nid headache the design and everything...just move in...Even with one child still can stay there..

SA told me if Saturday afternoon book still entitled 3%..
But nvm...We are the earliest batch...shud be the cheapest price..

Apparently initial 30 is prebook since last year. The rest is internal staff.

I think so...Internal staff booked quite alot...The SA who served me claimed that she gt booked as well..
Sunday seem like that sales moving slow...alot family visit the showroom but end up walkaway...
Frankly, 700sqft with that price abit difficult to sell...target market quite narrow only...

Anyhow, this weekend will visit again if free...

ya...based on the video...the two blocks is different design...But SA told me that 2nd block going to be the same also...Im doubt that because many of them still not confirm...I still rmb there another showroom door locked dy and i think they will have another design of the layout...

mmmhhh....but i was remembered the SA told me mattress included as well..Some more i went there for 2 days and different SA told the same things. Well...really have to double confirm all the things...

Back to topic...For rental, i guess it can fetch above 1.5K to target those working In KL. Don't forget walking distance to KTM station.....smile.gif

For me is not necessarily... But if investors, purchase extra car park can fetch higher rental or selling price compared to 1 car park unit.... smile.gif

Brief hypothesis.

By 2015 factors that might come into play for my guess on rental rates.
1. The retail area, if they do a good job and manage to attract key anchor tenants might be a great pulling factor for young crowd. Because amenities nearby.

2. KL metropolis, will have a decent amount of office crowd working from Duta / MK area that might like the place. (easy access from DUKE helps too, don't need to pay toll to get to MK)

3. MK you probably can't find at 2-2.5k rental.

4. Villas nearby will give the place a nice 'upmarket' feel.

5. Soho / offices, of course this will help drive demand as well.

6. Flyover link directly into DEX bypassing retail area. Plus no traffic light to jam out from.

Price per sq ft is a bit steep for 700 sq ft, but at least you kinda know that the buyers are of the middle income crowd. People create the community around it as well. So hopefully the area will be seen as nice & posh.

That's what I see la, just my 2 cents. Of course there will be cons like developer quality, abandon, delay etc etc

Extra 25K can finance into loan ?? I never ask them because never think wanna buy extra...
For rental...it at least hit RM1.7k for lowest floor..... smile.gif

Im second that..i has checked currently full furnished for Alam puri from RM2100 above (from iproperty)...If lets say Kiara East completed and KL metropolis..It can fetch higher for Alam Puri.. Therefore, Kiara East can probably fetch up to RM2000....

And don't forget target those working in KL area... It's within 10km reach Jalan Sultan Ismail....But usually quite jam along Jalan Kuching.... smile.gif

if u aim for kl metropolis to be the factor that pull up the rental..better put ur money on dutamas and jalan putramas property.....cheaper can get at 300-400 psf...freehold..nearer to MK, hartamas, kl metropolis,and kl city center area...somemore for those property at jln putramas is walking distance to kl metropolis..dun forget the future MRT station at dutamas area....why wan invest money 700psf at so called kiara east but actually is oledy somewhere near to taman wahyu area..........

Same reason why people buy Tropicana City Mall at 480K for 625sq ft, diff development diff la bro.

300-400K its unfurnished and its subsale. You have to factor in legal fee, stamping fee, bank valuation + the cost to furnish 3 a/c, bed, wardrobe, appliances, sofa, tv, cabinet etc etc...

So thats like liquid cash 80k? thereabouts?

For me, I booked now and wait for 3 years to start installment..
So i can be Free for during this 3 years time...

But if i go in sub-sales those at jalan dutamas or segambut..I need to fork out much more money and start installment immediately...although price per sqft is cheaper....

But different ppl different thinking...Im not an investor..i buy for own stay ...Of course do hope the value of Kiara East can bring up...

for me its depend the total price to entry and promotion package...Not calculate based the price per sqft...

Lets say a studio size 400sqft sell RM300K near KL area...still will sapu by lot ppl even price rm750 per sqft...

the location is good for invest but the unit build up too small 705sqf with 400K++. Is not suit for family. Only suit for couple and single. How many ppl will consider this type of studio suite?

705 sqf definitely suit for new married couple or single only...Maximum allowed 1 more kid to stay.
The selling point is full furnished and you no need headache when get the key about renovation.

About refundable of 5k deposit, i also would like to know able to refund or not for other reason like transfer name / pull out before snp sign. Only thing i know is when loan rejected from bank. it will 100% fully refund.

U plan to take back the deposit 5k?

There's still large group of single man and woman with high paid outside..
Those single and young couple will prefer studio suite like this, everything in no headache..
easy to clean up , convenient with shop lot around..
agree with the build up too small, but it should be enough for couple staying there..
if sbc can attract some foreign company set up office there and with the commercial run by them...
there is chances u can get foreign tenant..
anyway is a bet sweat.gif sweat.gif hope sbc really work it out..

from i observe, the material cost going up every year...
the most headache was labour cost...even general worker salary also increase 20% dy..
so u guess there's any chances the property price will drop for property below 500k ?
Those MK, KLCC, BANGSAR should worry more...

The mining land is actually located at Jinjang area behind behind the TNB building, next to the Kilang Kicap... Most of the Kepong old folks know about it... My MIL told me about the "Kapal Besi" was parked at that place for few years for mining purposes... she also worried her son will trap into a wrong investment when we told her we bought a studio at Tmn Wahyu area...
