Even if is not complete, you can't alter the beam and simply opening hole. You need to get the building Engineer to open up for ducting. If you have a high ceiling like 12' then is possible.

Yes, just pay more. You may need to ask commercial A/C supplier. Possible you need to run 3 phase for this kind of a/c.

11KVA, you need a 3 phase to run that compressor.

 

Change to:
