Just received invitation for the preview launching on this coming Saturday (20/8/2011)

Might be going down for the preview to just check it out. Based on my chat with the Sales Manager, the prices are as stated below:

2-Sty Town Villas - RM585,000 onwards
3-Sty Town Villas - RM785,000 onwards
3-Sty Superlink - RM836,000 onwards

Concept & Design looks very appealing.

Very nice design/concept indeed. Pricing wise is a bit hefty.
The town villas are a little weird. No washroom for ground floor except the guest room. Very troublesome and not practical. And with such width, they can't do private baths within each room?
the 3 storey superlink is more like a dornal double storey with a underground carpark. again, layout is not maximised with such beautiful width. sharing bathroom is a big no no IMHO. spaces could be utilised much better for the bedrooms.
still, big built-ups. i assume this is G&G?
can't spot much facilities though other than the playground.
but love the duplex effect for the type A though.

Very true about the 3-Sty Town Villas....they haven't maximized the layout and it does at all give an 3-sty impression with the ground floor is a mere car park with an access staircase....

nice design and concept, at first glance price is quite steep for a townhouse, but looking at other similar concept Cascadia TTP and Odora 16 Siera market price is almost touch 500k, i think this is a reasonable price consider the duplex design.

the 3 storey super link is a joke, not even 2 and a half, i think it is 2 and 1/3 or 1/4.

2 storey Townvilla is a better bet.

Sadly, the units for the Semi-D are indeed very very very limited....guess the public won't be able to purchase it.... hmm.gif

with that level design...it must have landed in a quite sloping land, perhaps a hill? anyone went to the site can share a bit the site layout?

the price rather steep considering 500k++ can get double storey in that area.

Hmm, not sure about that. Nearest "new" dev would be Denai Alam (Sime Darby). That from iProp is going for like 600-700+k already? blink.gif

Think saw only 3 units of 2-storey left (1 of them is 23A). The others, not too hot. But from my rough calculation, it's about 60% stickered. hmm.gif

Think sales is slowing down generally?

The 2 storey ones all kena sapu except the corner ones like what you said.
Went there and SPK needs a pre-approved loan before buyers can book the units. Those who went without pre-approved loan and submitted their documents on Saturday/Sunday may be getting their LO by this week. Probably more units will be taken this week.

Personally, I like the concept. But more the 3-storey ones, with the sky deck. smile.gif rclxms.gif ... but quite exp. Think 780k or something.

There are 8 units of super-link which is more or less the 3-storey without your bottom 2-storey neighbour, and the sky deck is actually a land-garden on the 1st floor (not ground floor). Very little linked houses having such a big garden on 1st floor. Though only thing a bit worrying is it's next to a hill.

went to property expo in Mid Valley today, and found out there still got 3 units left, and the price start around 909k for 2-storey intermediate..

after googled this project, i found this project was launched in 2011,
the sales girls said, the land just flattened, what happened to this project for the last 3 years??

i guess buyers need to wait another 3 years for project completion?
