I live near there. I passed by Seringin, Le Yuan and G Residence every week and found absolute no quality problem on either 1 of them.

I kinda love this project but was put off by the design. In my humble opinion, the condo will not look nice if we can see the carpark.

This is just exactly when the car park is so darn obvious right in front of the guard house.

The car park seems ok when its new but in years to come u will find it ugly reason being nobody will spend so much to maintain the multi-story carpark. It will turn black, dirty, fungus, paint peel off and etc...

RM600/sqf i think this is developer price, Units not fully sold yet so, the price is under control.

Since this is the developer price, bank will not loan more than that.

Displacement of sand is not really a problem. I have kid on my own and we always go for beach holidays. Every time back to hotel, whole blardy room and toilet are filled with sand.

Wonder any 1 of u mind sweeping the floor including toilet? Think about wet toilet + sand???

Not so simple. Everytime when i went to the beach and everytime we thought we were clean but yet, brought back tons of sand back home.

Situation become worst when those doesnt wear proper attire, sand will travel into any lobang u have. Worst is when sand trapped in your pockets.

Anyway, everywhere are sand la... And wonder when "spit", "mucus" will be cleaned since the water recycle point located the other end of the pool.

Who said this is a luxury condo?? If u read carefully, this condo does not have other facilities beside the beach, and gym... Don't even have tennis and squash court.

Maintaining it is another question. Now the biggest question is that if the sand were to blow to neighboring house/condo/flats, they may go seek court injunction to have the sand remove.

If that does happens, can u imagine the whole beach got to redo and whole concept will turn to?

Of course owners are not concern

1) What can owner do since they already bought it.

2) Sands don't blow to your unit but will eventually blown to those terrace houses next door.

Where is the green court?

I like the green 1, where there are windows u can see outside. Whereas, Le Yuan u in a training camp. Feel so cramp and NO OUTSIDE WORLD and most of all, looks very dangerous with big pillars. And, come on, look at the ceiling. The Green Court is nicely plastered but Le yuan 1, like in the 70's, still using chepo board.

Also, Le yuan's badminton court no aircon???? No air man. Will suffocate or not??

I disagree. The fee u have to pay to book a badminton court is quite pricey including parking fees/time for travel.

In fact, we always can argue the maintenance fee is higher compared from 1 condo with swimming pool and 1 without.

Anyway, what is maintenance fee for those can afford a luxury condo

That is exactly what i was mentioning. I live in a condo most of my life and hardly use any facilities but i am still paying for it (including the high maintenance cost). One has to choose to pay the what have or to live in other places.

There are cheaper apartment that does not even have swimming pool, then why are people choosing not to stay at those "apartment" but rather pay so much maintenance fee + so much more per sq feet just to stay in a condo???

1 choose to pay so much more to owned or to dream of owning a BMW and not a 20 years car? It still serve for bringing u from point A to point B.

Why would 1 choose to pay so much more to dine in a not very high class restaurant but not a road side hawker? After all, the road side hawker may serve better food??

When selecting a condo, we usually will not choose (as for me, not sure about u) how much the maintenance need to pay or will be paying but rather what facilities the condo has to offer.

Agreed. Security is utmost important. Up kept too (hard to judge for new condo)
