大马投行:看好零售產业信託 
看淡办公室领域

(吉隆坡31日讯)大马投行对不同產业领域的房產信託(REITs)看法各异,看好零售信託,但对办公室领域產托则持中和看法。

对於大马房產信託市场的前景,大马投资银行股票、资產配置和基金管理部首席投资员黄玉亮表示,大马房產信託的选择不多,且多数以零售信託为主。同时,他並不看好办公室信託,这是基於未来將有庞大的供应推出市场。

他补充:「过去两三年,大马密集地区的办公室出租率並没有显著成长,属较为负面的因素。」

此外,目前盛行的网上购物趋势,亦带动物流和仓库的需求,因此黄玉良认为此领域具有需求,但需关注其流通量。

看好亚太区房產信託

大马投银旗下的亚太区房產信託基金,推出第一年的週息率为6%。若以各国房產信託週息率比较,新加坡为约5%,澳洲为7%,大马则持稳在5.5%至6%间。

该投行看好亚太区的房產信託市场,主要因为比较全球房產信託市场和区域资產市场,亚太区房產信託有跑贏大市的优势,加上零售和商业空间需求持续提升带动。大马亚太房產信託基金的投资主要以澳州为主,但隨著新加坡的產託市场展望较具优势,开始提升当地的投资。

有鑑於此,大马投行亚太区產託截至今年7月6日的投资组合,新加坡占31.68%,而澳州则占30.7%。黄玉亮看好新加坡,因当地產业维持在高於90%的使用率,属健康水平。若与基准进行比较,该產託基金在过去一年取得20.8%成长,优於基准的10.1%成长。

黄玉亮表示,基金的资產分配並没有的地区限制,主要的考量因素包括在需求高於供应的地方投资,以及具有流通量,以便在出现负面因素时,能够退出相关市场。

另外,黄氏也看好持续提升资產素质的信託公司,如嘉德大马房地產信託(CMMT,5180,主板房產信託股)和双威房地產投资信託(SUNREIT,5176,主板房產信託组)。未来,该信託基金將寻求更多的投资机会,且会考虑投资即將上市的怡保花园房產信託(IGB REIT)。

至於信託市场的挑战,黄玉亮认为,这需视各国的外来直接投资(FDI)的管理、人口和经济成长局势,因这將直接影响对各国投资的估值。

hehe - the saying about making $ on analysts' recommendations, do the opposite.

On a more serious note, since 2009/2010 until today, several analysts and even one or two forumers was really going "chicken little" on office REITs.
And i'm STILL WAITING for it to happen to buy more at lelong prices  cry.gif

Erm.....I aim at reits are due to their constantly distributing dividends. By collecting dividends as my passive income and also my main purpose. Share appreciation i jst treat it as bonus only.

(吉隆坡6日讯)怡保花园产托(IGBREIT)计划在今年9月19日(週三),在大马交易所主板上市

根据公司向证券监督委员会的报备,证券监督委员会批准公司发行35亿5000万单位,公司发行34亿单位给卖主作为收购活动的部份资金。
同时,证监会也批准公司发行1亿5000万单位支付管理费。
怡保花园产托在上述报备文件上说,每单位参阅价为1.25令吉。
公司发行的34亿单位中,27亿3000万单位给Kris资产(KAssets,6653,主板产业股),相等于80.3%股权。
剩下的6亿7000万单位或相等于19.7%股权,则供散户与机构投资者认购,其中散户投资者可认购2亿100万单位或相等于5.9%股权,机构投资者则可认购4亿6900万单位,相等于13.8%股权。
以公司上市34亿单位,以及每单位1.25令吉零售价计算,预计上市后市值可达42亿5000万令吉。
今年7月26日,怡保花园产托(IGBREIT)的托管人与Kris资产签署买卖协议,向后者收购谷中城美佳广场(MidValley Megamall)和相关资产,以及TheGardens Mall广场和相关资产,总值46亿1260万令吉。
怡保花园产托除了透过发行上述34亿单位作为部份交易代价,也将筹集12亿1300万令吉现金.

Even though lower share price results higher dy, but main purpose of invest in reits are their dividends. Share price appreciation is just a bonus. You can even in vest in reits like how most people invest in mutual funds via dollar cost averaging.

I do not actually benchmark with FD nowadays as 3% is really way too low. My minimum requirement is at least 6% dy. Also, our so-called infromal inflation is actually 6 to 8%.

IGB REIT会在近期上市,这REIT是由Mid Valley和The Gardens组成。这两个商场的人潮都很多。商店的出租率也非常高,值得注意这个REIT。

(吉隆坡10日讯)即將於下个月在大马交易所上市的怡保花园房地產投资信託(IGB REIT),冀望成为全马最大型的房地產投资信託,市值估计高达42亿5000万令吉(约14亿美元)。

根据证券监督委员会(SC)官方网站所上载的招股书草案,我国房產发展商--怡保花园(IGB,1597,主板產业股)的房地產投资信託,计划向公眾和机构投资者,发售6亿7000万个新单位。

怡 保花园房地產投资信託供公眾认购的参考价是每单位1.25令吉,全盘献售计划料集资8亿3750万令吉。柏威年房產信託(PAVREIT,5212,主板 房產信託股)在去年11月上市时集资7亿1000万令吉,新加坡嘉德置地旗下的嘉德大马房地產信託(CMMT,5180,主板房產信託股)则在2010年 集资8亿5200万令吉。

隨著富时大马综合指数在上个月创下歷史新高,怡保花园房地產投资信託將赶搭首次公开售股(IPO)市场的復甦列车。

棕油生產商--FELDA环球投资(FGV,5222,主板种植股)在7月份掛牌时集资33亿美元,医院营运业者--综合医疗控股(IHH,5225,主板贸服股)集资20亿美元。这两宗重量级的IPO计划都获得超额认购。

庞大资產提高竞爭优势

怡保花园房地產投资信託在招股书指出,「公司庞大的资產基础,將让我们筹集更多资產,供未来收购用途,以此提高竞爭优势,並爭取未来投资机会。」

该房地產投资信託坐拥吉隆坡两大购物广场,即谷中城以及The Gardens购物广场,都是从怡保花园的子公司--科技资產控股(KASSETS,6653,主板產业股)收购过来的。

根据相关文件称,怡保花园房地產投资信託今年的可分配收入將达1亿零870万令吉,並在2013年增至2亿3050万令吉。

另一方面,怡保花园房地產投资信託供机构投资者的认购定价,將在9月4日揭晓,並在9月19日正式粉墨登场。联昌国际(CIMB,1023,主板金融股)和丰隆投资银行是这宗IPO的联合主理银行.

To buy Rights Issues, you need to buy the Rights @ RM0.17 per share + pay RM1.23 per share
