Previous record is only good to be referred, if the property lease still the same, or all condition remain the same.
Some reit may undergo restructuring like Stareit, whereby the portfolio of property has changed, so previous record is not a good indicator to show how future yield will be.

Even though lower share price results higher dy, but main purpose of invest in reits are their dividends. Share price appreciation is just a bonus. You can even in vest in reits like how most people invest in mutual funds via dollar cost averaging.

that's the beauty of REIT... price gain/loss is very little. This allows investors to invest at anytime, without much worry if this is the lowest or not.
