Do u know  AXreit got unrented properties ( one building complex  )  for more than a year when trading at  rm one ?

BT time  it was rented out , it was towards  rm 2.

Which one u prefer , rm 2.9 for stable incomes ?
*
Of course one would have the pie and eat it.......

i am just alluding to the concept of REITs investment.

Frankly I read one report that UK props are giving above 8% returns ( read  through my  tablet , such unable to attach the report )

Many investors or big funds are pouring money into these areas.

Our EPF, Thaji or Sime or PNB are active there also.
*
If thats the case, those are goos returns. BUT now that UK is in 3 qtrs of negative growth(recesssion),
are these returns sustainable?
Not to mention that the sterling may depreciate if wnother qtr of negatove growth occurs alto that
is highly unlikely with the Olympics happening.

i like SGD because the divs distributed is net of tax....ie no tax.
What i see is what i get! biggrin.gif

UK is not part of Eurozone  hmm.gif

Do not which part, maybe one part and not the other part.

They have their own money printing without approvals from German.

Of Risk Management

a) i invest overseas to diversify out of Msia and ringgit. i see devaluing ringgit in future. i believe SGD is a very stable currency

b) i invest in SG becos i feel regulators are less corrupted. More transparency

c) i invest in S-Reits because thers no tax on the divs and better returns. How many Msia Reits delivers at least 7%? After tax?

Me - after SGX, i'm still waiting for EquitiesTracker on AU / ASX data + still searching for some useful historical track records. At this rate, dunno when i'll be prepared enough to even sniff at A-REITs  cry.gif
*
Its perplexing at this e-age we cant easily find data for any xchange! blink.gif

But i think the returns on AReits may not be so nice compared with SG

few years back we can get more than 7%..now with the price increased - cannot anymore  wink.gif ...

Few years ago i am getting 14% yield for my Panamy! biggrin.gif

But as i have mentioned i am in SReits because some of the yeilds are still around 8%, NET....unlike MReits, thers
still 10% tax.....our gomen luvs their taxes! mad.gif

Just a clarification - S-REIT tax free for NON-RESIDENT only. Similar with A-REIT  drool.gif

wongsifu

i think distributions from SReits re tax exempted for INDIVIDuals.

Was it Panamy or Gark (sorry ar boss - i'm getting old & foggy), who analyzed and posted RM9 as the break even point.
At RM9.05, not only no +ve spread but...
Can share ar katesamsung - on your personal reasoning/logic?  notworthy.gif

60% PNB funds and longer term FD (5 years)
25% Short term FD (1 month to 1 year)
2.5% REIT + stocks
2.5% Bond
5% Cash
5% Downpayment + repayment for 2 properties

I have very low risk appetite but am trying to diversify into stocks/REIT but I will keep them maximum 5% now, and will increase to 15% once there is a huge discount in the market.

Any comment?

a portfolio for retiring......... biggrin.gif

I know.. too conservative right? Can you share your portfolio?  I have very low risk appetite. Looking at stocks crashing make my heart very weak... that's why don't dare to buy shares at this time. KLCI looks a bit too overvalued.

I read that you invest in Singapore REIT, better than Malaysia?

Hi S2S

Instead of looking at MY portfolio maybe you should answer these questions

a) Age
b) Retiremnet
c) Targets between now and retiremnet
d) Risk appetite
e) Present evaluation of the mkt

Its not wrong to have a low risk appetite. Only means you may win/lose less!
