 The workflow of renovation, Which one first

I am going to renovate my newly bought home. Due to budget constraint I am not going to appoint an ID. For those who has got experience on renovating your house, I would like to seek for your advise on the renovation workflow.

1) Electricity work (lay cable)
2) Plaster ceiling
3) Extension of kitchen, hacking and renovating the front (Sliding door become concrete)
4) Install air-cond
5) install Lighting
6) Customized furniture (Living hall, Wardrobe, Kitchen Cabinet)
7) Painting

Which one shall I start first and which one shall be done later? I need your help to tell me the sequence. Thanks.

wet works ? aka extension hacking and etc should come first...

aircond n lighting comes after painting, furniture comes last...

plaster ceiling is before painting

electrical works/water works comes after in the middle of wet works..

So meaning that the workflow should be as below:

1) Wet work (hacking, extension)
2) Electric works (lay cables, LAN)
3) Plaster Ceiling (left with holes)
4) Painting (I thought customized furniture first?)
5) Customized furniture ie Kitchen cabinet, Living hall, wardrobe, bed frame)
6) painting
7) Install air-cond, move in furniture ie sofa, tv, refrigerator

Did I miss out anything? cos I'm gonna engage individual specialist instead of getting a contractor that covers everything. Is it too risky? or at the end I could end up paying more?

Always wet work/ structural thing first. The infra such as cabling, data, power should be done next. Plaster ceiling after that. The rest just use your logocal deduction to order the sequence. I perfer painting to be done next to last. Last should be those move in furniture.

i can only comment on kitchen extension

demolish current wall->footing->beam->column

obviously the wet works have to be done first..then roofing, plaster, etc

Actually wet work + infra should work concurrent especially all concealed piling and cabling.. If not, doubling handling and extra cost..

The most important is when, where and who scope of works...

(get recommendation with Plaster ceiling folk on the actual high between air-corn and plaster ceiling high)

My experience (still learning) in very overview, some work can start concurrent.

00) Get permit
01) Demolish
02) Wet work for supporting structure
03) Roof repair, redo, roof
04) Brick work
05) RC slab
06) Windows frame, door frames
07) Piping, electrical wiring, Alarm wiring, CCTV wiring, LAN Cabling, and AC piping
08) Plastering
09) Wall Tiles
10) Toilet WC and others sourcing
11) Grill and gate measurement
12) Plaster ceiling
13) Floor tiles
14) Install electrical switch, and lighting
15) Stove and sink install
16) Water taps install, water filter

hey guys, thanks for the info. Just to confirm again, does painting always come before customized furniture (kitchen cabinet, feature wall etc)?

Should be. You don't want the paints to drip onto them.
Anyway, without the built-in cabinets, it will be easier for the painter to carry out his work. there are bound to be some sanding work on the walls, etc. Dust flying around.
After the installation of the built-in furniture, the painter can come back for touch ups. Of course, this have to be make known to the painter first.

another question

can we appoint a maincon, and then let him know that we have contractors that we sourced ourselves for certain things, and he manages them, instead of him finding all the contractors himself?


looking for an experienced and trustworthy (and of course, budget friendly) maincon to help me manage my renovatoin project

You can ask the main con to give u a quotation and deduct those that u wished to source for yourself.
