Agree and you make sense here.

Why do need to get additional RM 300-500 per month ( additional 33.33%  rental ) just to rent to Pak Hitam? Instead I rather consider rent cheaper by RM 300 per month for Chinese family. Rental return maybe only lower by RM 6000 max per annum if rent out to Pak Hitam, but the property appreciation value can go as far as more than 5 digit per annum if the environment n condo community is well kept.

Btw, pls beware that, all Negros now give undertable money to Malay girls ( sorry am not racist ) and rent behalf of them. Owners and agents would get caught by this and it happened at most of the area.
*

not racist, but still a bit hurtful.. have to agree that they are giving undertable money to DESPERATE girls(be it hindu, chinese or malay..).. have to ask the agent and owner to look out for them. agree that having jmc is good.. if these pak hitam make any fuss.. we just have to knock at their door ramai2 witchhunt style. at least they know we mean business. thats what some of my friends in kajang is doing. they have problems with these pak hitam.. almost 20 people come knocking on their door asking them not to make a fuss... slowed them down a bit.

I think we zest owners will need to start doing something now while things have not gone out of ctrl yet, our discussions here r not translating into any impact on the ground.

So many ppl are chanting Bro Covillea's name, i think bn & pr wil also be seeking your support in the future smile.gif Come la.. hope u will step forward to lend the community a needy helping hand. If can set up some RA/committee/jmb then after that probably co-opt stretch's help to form some sort of rukunTetangga here. We need a presence that is visible physically as a deterrence before its too late..
*
i have to agree with mrPOTATO.. rather than worry about the future, why not settle the current problem. if we can get all the negative comments in this forum settled, i think then everybody can start planning their RM500psft plan..
i think for now market price will stay as it is unless we can get the pak hitam quite down a bit..

Guys, thanks. I can't take up the offer due to other commitments.

suggest someone else to quickly call for a meeting & we can all attend.

meanwhile, there're a lot of people wanting to buy the zest but loan not approved. hence, agents are also pushing down the price so that deals can be done.

trust me, the zest is in hot demand. we don't run down on other condos. but people from other condos are coming to our forum to run the zest down.

zest purchasers, stay united.
*
i agree that zest is hot stuff and price can go more than current value. but need to do something about those pak hitam. If we can't stop them, maybe at least control them.
i have to agree that i can also see that some certain people just mad jealous that we are being an optimist on our zest.

Is this even real?  You guys pay x sum for the nice condo, y to renovate it and z for the maintenance fees.  Now you dare not go to the pool if there are 3 of those blackies there?  What about the gym and playground?  You know those blackies are very good at gym and they can run whole day.  Are you going to give up your beautiful facilities to them?

Kind of absurd, isn't it?

Added on April 25, 2012, 1:01 pmIf so intimidated by them, may as well move to landed without facilities....no need to pay, then hide in the condo.

thats why need to form management ASAP.. and make some sort of rukun tetangga as somebody mentioned earlier..

Added on April 28, 2012, 1:05 pmi think they need to promote a bit on the basement parking for the shops.. i didn't even know that there is a basement parking until i drive through there. people sometimes hesitate a bit to come cause they thought the place only has carpark at the front.

Wah bro. Use it as reference only k. Later people thought I speculate the price here. I get this from agent anyway.

8th Floor is medium floor. A good number instead and good facing. ZB-08-09 or ZB-08-10 both also good unit number. Lol.

If ZB-09-09 or ZB-10-10 maybe fetches RM 465k or higher. I think the RM 465k so called medium to high flr floor unit is probably from this 2 units bcz I found a lot prospect cares the number a lot.
*
Later chris will be a target for speculating.. hehe. dato' chris after this.

yup, agreed. was actually offered 480k for my xx-18-08 unit. was inspecting my unit for defects one day n left the main door ajar...suddenly had an agent walking into my unit with a prospect. initially told me they wanted to have a look at the view n layout of my unit, which later proceeded to an offer. told thm i'm not selling as its for my own stay! was a chinese couple though...relatively young, around late 20s to early 30s.

edit: think my case might be an outlier, pls dun quote it for speculating purposes. am not in any way affiliated with mr c here. btw, was initially offered RM450k..which was gradually upped to their final offer of RM480k.
*
U can't put the price too high. People will start to get mad.. just say people offer you rm400k only.. tongue.gif
