500k is just impossible at the current market. zest is now available from 410k - 460k depending on floor number and view. You may call up some agent on iproperty and check.

QUOTE(Covillea @ Aug 18 2011, 02:21 PM) all the property agents on iproperty don't have the units. they just advertise to collect potential buyers & sellers. I have just went to have a look at the units and have an offer at 410k. I counter them 400k and is still waiting for their reply. Bank valuation is only up to 380k the highest. You may do some self check. I have doubt if anything more than 400k is worth entering for the zest right now.market price should be above rm500k. |

QUOTE(zavier98 @ Aug 19 2011, 08:11 PM) i dont think u stand a chance The bank valuation is important. say if the valuation is only 380k. Meaning that i need to fork out extra 20k. And the initial investment upfront will be more than 70k including s&p and all the legal fees. At 70k i might as well book a unit in KM1 and not to worry about the monthly installment until 3 years later. S&P legal fees all borned by the developer.well maybe u will get lucky cos i dont think many are listening to them dont worry about valuation Pai and Covillea will buy many units and push up the stock price .. ooppss i mean the property price .. who knows it might be them who sell u the prop .. The zest has a strategic location but it is the number of units that is pulling me back. I am concerned that the market for the zest will not be too liquid upon VP and if your holding power is not strong enough, it will be very hard to find a buyer. |

QUOTE(UFO-ET @ Dec 22 2011, 01:33 PM) Market is soft lately, Kinrara landed sales hv slowed down since Oct, other area not sure, new project sale seems ok, feedback fr my SA that enquires drop around 20%. Frankly if I am a Zest owner, I just sell at highest offered to purchase price and park my profit in another new project. I just sold my landed to get rid of 10% RPGT in 2012. My selling price is bout 6% below than the valuation price. Good enuf! Happy New Year & Merry Christmas to all Zest-ests and hv a wonderful year ahead! Exactly, unless one have the holding power of at least 5 years, it is hard for the zest to mature before that. For own stay, should be good, but for investment, the zest will be a long term investment base on today prices. |
