I predict those that looking to flip/ cannot hold (or can hold no longer than 2 years) their Zest unit will not even see RM 400 psqft. Economic crisis is happening next year, new implementation of loan guidelines (based on net rather than gross income) and restrictions on owning 3rd property has already kicked in. Demand is already comming down and will continue to regress owing to the worse than expected economic outlook where another recession is very possible. Good luck to those that looking to flip/ cannot hold their uni....t

I'm a newbie and I've been smiling all the way reading this thread. Bought one unit of The Zest a couple of months back and it's proving to be one of the best decisions I've ever made.

Thanks to everyone who posted the latest pics here. Really make me so semangat to move in. Workmanship looks to be top notch and the garden and pool are looking good.

Never thought a prop selling from 200psf can give out such decent specs.............. Zest really surpassed my expectations........... and i think if you are talking about the development itself............ think Zest is currently one of the best highrise in the whole of Puchong, BK or BJ?

For those in the midst of renovating, i think can just disregard the agents hassling for immediate handover & doomgloomtalk of 'nobody wants to pay that type of rental' unless they really need the $ or to bulk up their statements like sameday's fren.

There won't be a lacking of interest from people for TZ cos more shops are in the midst of opening. Tenants will see for themselves how convenient & vibrant the place is & it will 'sell' itself. Foresee rental will curve upwards once shops are 1/2 occupied.

The more units are rented out, the less units available to the agents, demand&supply will take care of itself & rental will correlate naturally. The longer the tenants wait, the more desperate they will become. Let them offer a reasonable rent.. but pls think TWICE THRICE 4X if students are involved !

This is especially true for investors who are renting out pending upwards revision of selling price who might think, 'i'm only renting out, not staying there, later sell la, no effect on me'. Likewise i'm a quasi-investor/owner too, staying there but might cash out if the price is right. But if a big proportion of tenants there are students, prospective buyers (especially those buying for staying) taking a look at the place will be frightened off. There goes 1/2 the potential buyers for the future ..
