As far as I know, those units are bumiputera units which are not sold off during the launching.

QUOTE(mercury8400 @ Oct 4 2011, 01:16 PM) I predict those that looking to flip/ cannot hold (or can hold no longer than 2 years) their Zest unit will not even see RM 400 psqft. Economic crisis is happening next year, new implementation of loan guidelines (based on net rather than gross income) and restrictions on owning 3rd property has already kicked in. Demand is already comming down and will continue to regress owing to the worse than expected economic outlook where another recession is very possible. Good luck to those that looking to flip/ cannot hold their uni....t Economic crisis happening next year.. you are so sure about it?? |

QUOTE(MZ71 @ Dec 18 2011, 11:34 AM) Dear all, A couple of months back?? Is not ready for CF yet and you are able to get a subsale unit or you got one of the remaining bumi units?I'm a newbie and I've been smiling all the way reading this thread. Bought one unit of The Zest a couple of months back and it's proving to be one of the best decisions I've ever made. Thanks to everyone who posted the latest pics here. Really make me so semangat to move in. Workmanship looks to be top notch and the garden and pool are looking good. Thanks again |

QUOTE(UFO-ET @ Dec 18 2011, 04:27 PM) Isn't it a list of sellers there (by Covillea)? But that is an agreement between buyer and seller, unless a legal binded document is signed between the buyer and seller. Can trade under con unit so long buyer & seller agree will do. Quite keen to know his purchasing price. |

QUOTE(Pai @ Jan 25 2012, 02:37 PM) http://www.facebook.com/media/set/?set=a.1...&type=3&theater I do agree with Pai, the funishing and specification of the units for zest has really surpassed my expectations as well. It really put the condos in its league like Savanna in BJ in shame.Never thought a prop selling from 200psf can give out such decent specs.............. Zest really surpassed my expectations........... and i think if you are talking about the development itself............ think Zest is currently one of the best highrise in the whole of Puchong, BK or BJ? anyways congrats to all owners............. |

QUOTE(mrPOTATO @ Mar 17 2012, 10:12 AM) For those in the midst of renovating, i think can just disregard the agents hassling for immediate handover & doomgloomtalk of 'nobody wants to pay that type of rental' unless they really need the $ or to bulk up their statements like sameday's fren. Do you know what are the shops that are going to be opened soon? The last time, I went, the shoplots at the entrance are still empty. No sign of renovation at all. That is kind of worrying. There won't be a lacking of interest from people for TZ cos more shops are in the midst of opening. Tenants will see for themselves how convenient & vibrant the place is & it will 'sell' itself. Foresee rental will curve upwards once shops are 1/2 occupied. The more units are rented out, the less units available to the agents, demand&supply will take care of itself & rental will correlate naturally. The longer the tenants wait, the more desperate they will become. Let them offer a reasonable rent.. but pls think TWICE THRICE 4X if students This is especially true for investors who are renting out pending upwards revision of selling price who might think, 'i'm only renting out, not staying there, later sell la, no effect on me'. Likewise i'm a quasi-investor/owner too, staying there but might cash out if the price is right. But if a big proportion of tenants there are students, prospective buyers (especially those buying for staying) taking a look at the place will be frightened off. There goes 1/2 the potential buyers for the future .. |

Normally, isn't the commercial power switchboard have a lock to secure it and if is an individual shop lot, the switchboard should be inside the shop instead of outside.
This is going to tarnish Zest Point reputation. On side note, what are shops opened in Zest Point now? This post has been edited by naleh33: Apr 15 2012, 10:14 AM |
