Can't help but joining this thread as The Zest was in my shortlist to get from 2ndary market. Love the building, the design and the location. In the end, I decided not to get a unit here, mainly due to personal reason:

- pricing has reached 450k-480k which means 30% dpayment to me is a no go, will totally empty my cash (ughh!), when I contacted agents advertising 400k-420k units from iProperty, obviously no more, just to attract interest only lah, haha
- need to spend some more for renovation, since it's 1,100 sqft, probably need to spend additional 50k maybe? This is also on top of the initial 30% dpayment, huhh .. cannot commit

Non-personal reason at least to me:

- the earliest LRT operational is in 2014, but The Zest is available now, rental rates might be struggling until LRT complete, assume 1.5k rental and 450k purchase price, it's difficult unless you are the early purchaser, congrats!!

Yup, currently the rental rate is based on non-LRT existance rate.. new investors will bleed with -ve cash flow until rental rate improves after 3 years when LRT is up and running, unless buyer willing to put more upfront and fully furnish to improve cashflow, but that tied down too much equity..

Yes, same strategy bro, better time the property completion to coincide with LRT. If property complete 1 year later is even better coz people passing the construction area on LRT everyday and start to take notice, haha, I'm just being silly.

But MRT? Long time to go. Since this is boleh-land, I don't even want to plan anything based on MRT "expected completion date" and their route map yet. But for the LRT extension, me loike! brows.gif
