QUOTE(Covillea @ Sep 30 2011, 11:43 AM) Maximum 40pc pay rise as Putrajaya reverts to single-tier civil service By G. Manimaran Bahasa Malaysia Editor September 30, 2011 KUALA LUMPUR, Sept 30 — Putrajaya is to implement a new pay scheme for the country’s 1.3 million civil servants that will see salaries jump by up to 40 per cent next year, sources say. Please keep above RM460 psf for the Zest (RM510k - RM580k range). Just out of curiosity, has this strategy you are trying now ever worked for your other vested properties?

QUOTE(Pai @ Oct 3 2011, 06:39 PM) Hold your horses people...... I&P planning apartment nearby Giant Kinrara..........201Mil GDV........................................... ...............and ONLY 236 UNITS!!! Will be interesting to see the response for this if it really kicks off, and also the effect of this price to the surrounding condos. This brings to my mind Trigon at 650psf and its effects to the other 3 blocks in SW.. sorry not intending to hijack this thread

QUOTE(mrPOTATO @ Oct 3 2011, 10:39 PM) An 800k condo might make it here though i gotta admire i&p's balls. Possibly walking in the shoes of mk as there is nothing here like that at the moment which fits the profile of landed kinrara owners ie empty nest syndrome & deep enuf pokets as compared to their project in sp which is just too upmarket for that kind of location. With kinrara's name, the chance for hitting a bump is very much smaller. Inetersting thought... what about response for similarly priced condo in Puchong vicinity? ANy examples?

QUOTE(Pai @ Oct 4 2011, 05:35 PM) correcto. We should stay the course irrespective of the impending doom n gloom scenario. Plus if I recall correctly, there were many own-stayers who bought Zest in this forum, hopefully this will give us a decent indication of buyers profile. Back in 2009 projects like Zen, Atmosphera and SW all offered huge rebate on d/p........... and u can buy units using just 3k downpayment in Atmosphere............ SW with its DIBS n 5% d/p only............ all huge favorite for speculators. Zest needs 10% d/p, no DIBS.......so ppl with no money for d/p will opt for SW n Atmosphera instead of Zest............... in fact I knew 2 guys who bought multiple units in SW...........didnt knew what unit they bought, couldnt recall the price, facilities, facing etc .............as they just wanted to flip SW for a profit upon completion............. TZ 10% dp and SW 5% dp not much diff value wise...in the range of 20+k ............inb4 SW buyers stupid for buying expensive property

Somehow i feel that this is going nowhere...on one hand Covillea is telling that HSBC is giving 460psf valuation, on the other hand, some owners have called and asked ans were given valuation much less than this, and again Covillea is insisting 460psf. On and on we go... just talks only. And as asked before... is there any successful past experiences from using this "buyers united" strategy to determine market price? Would like to learn from your experience so that i can do the same for my future properties too..

QUOTE(mrPOTATO @ Oct 21 2011, 03:25 PM) There is some water feature at the lobby area + card access sentinel. This is cute, can access outside from the bathroom via small window/door. If i'm the owner i wil discard the door & put some plants bordering the grilles & enjoy a semi-open bath Yes, this is a nice feature, supposedly to keep your cleaning/ wet utensils (mop, broom, etc) or a mini drying yard?

QUOTE(Pos86 @ Oct 25 2011, 09:10 PM) Am i the only one thinking that some of the owners are trying far too hard to push up the price of this? Let the market force do its work - what certain quarters are doing here is despicable and reminiscent of what the market would classify as reckless speculators. If this is your first investment and you intend to flip prior to VP and are not prepared to fork out the monthlies, get something to cushion out. +1

Give it time lar.. landscaping in progress, not fair to judge it now. And trees grow with time too. Agree that the pool is small for 720 units to share..a bit

I believe the construction of TZ is using shear walls, so there's no way you can cut through the walls, it will not be allowed...

QUOTE(eugene jk @ Dec 12 2011, 05:51 PM) dont think flippers are heart sinking, as Zest was not bought at ridiculous pricing.... if were to hold abit longer, still managable. looking at the delay of SW, others almost complete props are atmosfera, koi and zen (no news), there is still hope for subsale. mind explain how the NET income plus work and affect the subsale? Added on December 12, 2011, 5:54 pmhey dav, interest in getting a unit from developer? assuming since u are checking on that webpage so how does the web record the transaction? developer has to update them everynow and then? just affraid in the spirit of Msia Boleh, our G web can be inefficient.. please enlighten if i m wrong.. Nolar.. was checking out the sales figure of other another property and suddenly TZ came to mind, so checked it out, lol No idea how it works, i suppose developers need to update the sales figure gua to KPKT.. Anyway, i think maybe TT did not update it coz 166/720 is almost 25%, which is impossible...

Dunno... i think this is a common prob for apartments in Malaysia, with our rains.. Unless it's a fully covered and air-conditioned lobby like, this is prone to happen.

QUOTE(Covillea @ Mar 1 2012, 04:27 PM) city of greens @ bukit jalil service apartment is selling at rm627 psf (studio) & rm582 psf (type a)! this is just a stone throw away from the zest condo! watch this space, the zest will eventually breach the rm460 psf mid set barrier in the coming 6 - 9 months. Will this City of Greens have any effect on the low cost apartments just behind TZ? Curious only..

QUOTE(ZEST2012 @ Mar 28 2012, 05:28 PM) Went to my friend's unit at Zest, which is facing the swimming pool at level 1.... Love the scenery. Nice or not ??? Added on March 28, 2012, 5:33 pmHuh..any comment on which area? Yea my friend told me oso got call frm renovation ppl wanted to use as show unit, offering sth like 50% of the cost of renovation and at the same time gotta let them use for 6 mths free... u renovate so much target rental how much then? No doubt is noce, but garden units like this have lesse privacy, security and more noise pollution, especially when it's so near the pool. I bet 90% of the time the owner will close the curtain, unless of course if they dun mind ppl looking into their unit.

QUOTE(twincharger07 @ Apr 20 2012, 11:47 AM) Interesting news.. I guess there should be no objection for STN03 which is closest to Zest, my guess might be STN04 or STN05 which is much closer to residential houses.. agree that i will hav social impact when a mega project is implemented.. seems no property is safe and all the sudden, something will be erected (highway, railway, LRT) just infront of your door step Isn't this news some time back already? The stations which will be cancelled/ postponed are ST05 and another one supposedly in Kg. Sri Aman, can't remember the station number. On the other hand, today's article states Prasarana is also looking at potential stations along the new extension line to develop, just like what they are doing with Dang Wangi and now Brickfields.
