PS: 1 of my access card failed to open any door (Green light but still locked), do check every single access card you have.

Hi may i know when did you submitted your minor defect checklist?

I have just submitted mine on 25th Jan. Mine is also type A but on the 12th floor. Im just worried how long they will take to rectify all the defects. Among other defects i also experienced some hollow tiles in the unit.

You may want to complain to the Bank for releasing your payment late and then write to the developer for waiver and tell them it is not your fault and ask them to waive your late charges.

If im the developer i will waive the late payment as it is not a big amount.

Hi i also wish it will take 1 or 2 weeks for them to rectified. The last i check with the developer they said they will try to finish up within 1 month from the date you submit the defect checklist. Also according to them the sooner you submit to them the better lor.

Hi just want to share with everyone my experience when i was in block C yesterday. My unit is on the 12th floor and after my appointment session with a contractor i found out that all three (3) lifts were out of service.....i was furious and climb down the stairs to 1st floor and proceeded to the management office and inform them about the problem. I also bumped into a real estate agent who also took the stairs with her client and she said that it really look bad to the client that all three (3) lifts were not working...

To me personally this is ridiculous and totally not expected from the developer or HB to have this kind of thing happening. The staff said they are maintaining the lift. I have nothing against maintenance but they should have the common sense to allow at least a lift to be in working condition.

This is not the first time it happen, most of the time there is surely an out of service lift when i visited my unit.

Hi if im not mistaken you have to appoint a solicitor to deal with your borrowing bank and your new purchaser.

Your solicitor or yourself will need to request your borrowing bank for the redemption statement so that you will know how much to pay to the borrowing bank. Once you know the Redemption Sum your solicitor will write to the new purchaser lawyer to release the monies to your borrowing bak and the excess of it will be release to your lawyer on behalf of you.

You solicitor also needs to prepare the discharge documents ie (Deed of Receipt and Reassignment" Revocation of PA and.

All in all i would say depends on your new purchaser how fast he settle the payment and the rest are just documentation process.

Hi my unit is type A too,

For item 2 im installing a 1 hp inverter in the my bed room and 2 hp non-invertal ionizer in the living room. For the living room air-cond and bedroom the compressorwill be at the designated area next to the toilet. My AC guy charges me RM1000 for the installation of the 2 airc cond and piping for the 2 airconds. My air cond piping from the living room will run through plaster ceiling.

As for item 3, i extend my kitchen to take up some space in the yard area (hacking the yard brickwall extend floor, wall , contruct a wall. My yard area will be enough for washing and drying area as i dun want it to mix with my kitchen do the checmical and washing detergent.
