for me the game isnt about catching the peak.......but making sure my portfollio remains efficient.......its like trading a mature horse that has yet to peak....... with 1-2 younger stallion with more race to run........

first and foremost, a big thank you to pai for allowing me a courtesy visit to this grand development titled 'The Zest'. it's also nice to meet up with two other forummers of which i would not name lah.
and it's original launching price, i would be sceptical too considering the density and surrounding of the area. but to look at the completed and actual product, i would definitely say it's worth even its current asking prices.
the existing purchaser although have equal right to demand quality from the developer must also be realistic of their expectations. for instance, when one is buying a vios, the person cannot be expecting camry specifications.
quality wise, again i must stress at original price point, the developer is giving a 11/10. at current pricing, i would say a 7-8/10. i have seen considerable recently VP projects and i must say this Trinity have done their fair share of work in both designs and execution.
to this, i would like to congratulate ALL previous and future purchaser of Zest development.

Note: the above are merely my own personal intepretation and you are to use your own judgement on your next course of action

aiseh... I was at the sales office this morning to make appointment.. collecting my key in 2 weeks time..
missed out the chance to learn from sifu sifu smile.gif

currently there are 2 shops operating at the retail units underneath car park podium.

notice the basement carpark and outdoor carpark will be insufficient if we are expecting zest point to be fully operated (retail/shop operator + customer)

Finally got my key today... Gosh, mayb its bcos of the long wait, lost all the "suspend" adi tongue.gif ...

btw, mine is block C facing spektra, corner unit furthest away from mainroad, to my surprise, noise from the main road still noticable.. well, as long as i dun open up my balcony fully, should be ok..

didnt really did any inspection, but deveoper better add awning at all corridors to prevent rain splash and also sliding glass window at corridor ends. My other apartment's developer quickly address the issue and added at all floor after we made a request. I hope they will do the same here..

Met a few contractors.. had any one used Lee Renovation before? they did a simple reno for my previous house, but not sure how they perform on a bigger scale..

happy renovating guys smile.gif

revisit my unit again today.. got quotation from Lee Renovation and seems price reasonable. Anyone engage them?

Went to ioi and koi sales gallery.. seems koi prima is selling around 340psft after discount, ioi hijauan puteri around 350psft.
latest soon to be launch ioi skypod behind ioi business center goin between 500 to 600psft, selling 600 to 1200sqft service apartment, total 650 units.. 1st impression is that the facade is plain and outdated..

looks like puchong gonna raise to a whole new level in 2 to 3 years..

actually..........some MK condos today can be purchased at cheaper than 410psf............technically cheaper than Zest.............. albeit not new lah...........
no secret.........personal preference for me is that I prefer MK than BK for own use............will update more once looked at enuff MK props........now havent finish 100 viewing yet...........  wink.gif
*
true.. with all the high pricing 500 to 600psft around the southern corridor makes MK looks affordable smile.gif

i assume those 410psft units are bigger layout.. biggrin.gif
