Anyone heard of this project ? Price starts at RM 219,800 (everybody) it seems very cheap considering most double storey terrace houses already 300 k and above but not sure about the area, they say after is 4km up from Semenyih town.

It's next to Bandar Tasek Kesuma, about 2 minutes drive from Tesco Semenyih.

Not much info indeed. However, they do set up a booth at Tesco Semenyih. Show house is under construction.

I heard they are planning on Phase 2 soon.

I reckon Semenyih Parklands might not as big and well planned as Pelangi Semenyih 2. The Parklands 1st Phase is targeted to Pembeli Rumah Pertama anyway and if you are the 1st time buyer, then it should be worth it.

No worries. I am the "pembeli rumah pertama" too.

Landed property at cheaper price? I mean less than 250k, almost none soon.

i don't think it is a good investment if you want to rent it out.

If you are planning for own stay, I think Semenyih is still room to grow.

It will take u about 45 min.. Non peak hour.. There are few highway that u can use.. Normally ppl will using grand saga highway.. And will cost u about rm 1.90 per way..

i think its not suitable for rental, just for own stay. price is quite cheap. however d traffic is quite bad at semenyih area. and if its raining..expect some major delay especially there are not many alternative roads

agree ... traffic just bad sometimes ... ex. there was an accident in yesterday morning and the jam just massive .... not much of alternative roads ...

I'ts next to Bandar Tasek Kesuma (where I live)......takes 45 minutes to reach KLCC without jam......go through Jalan Semenyih and then Jalan Cheras (Grand Saga highway) bypass Kajang.......developer is based in TTDI PJ......ex plantation and jungle land?.......in front of Mahkota Industrial Estate and Beranang Industrial Estate.......


Added on August 27, 2011, 8:06 pmI think if you ask me most of the jams are in KL and not in Semenyih..........in Semenyih during peak hour (6:45AM - 8:00AM) and (5:30PM - 8:00PM) you can clear the whole length of Jalan Semenyih within 30 minutes even though there's is a jam..........another way is to take the Lekas highway and exit at Semenyih town which should take about 20 minutes through the jam...........but if you are working in Masjid India or Jalan Tuanku Abdul Rahman it is going to take 1:30 hours in KL itself..........the REAL jams that dont move are really in KL (after 6:45AM, after tol batu 9 Cheras Grand Saga highway), Jalan Loke Yew, Jalan Kuching, and Bukit Bintang.

Yup..they have sales office at taman tun dr ismail.. They have booth at tesco semenyih.. But the salesgirl doesnt seem know anything how to provide extra information what i want.. Eg permit appeoval from PBT and etc

Just went at damansara TTDI , developer for Semenyih Parkland , Amalan Setar (m) Sdn Bhd. Previously their project at port klang.

So far for phase 1, RM219.8k per unit. several unit only available. This one suitable for rumah pertamaku. One thing i dont want because simen rumah tuh takde seramik.

Phase 2, start RM248k for bumi putera. Non bumi 260k++. Yang nih simen ada seramik.. This one also fast book.. Wait maybe 2 month later for show room , but maybe at the time price will be increase.

Book rm1k. I want to buy but have to pay rm24k for deposit.. Hopefully can book this week. Need to find all resources for deposit 1st.. Hehe

Noted all your contents of Semenyih Parklands
I am with the developer Amalan Setar.

All your comments have been noted.
Firstly in Phase 1A where we have sold houses under Skim Rumah PertamaKu.
Umfortunately the our main banker for this project is quite slow in approving the loans
as this LOAN is very new and the controls for giving out this loan is very strict. They are worried about NPL's.

We are now having a booth space in Carrefour Wangsa Maju up to the 27th of November and later beginning
December 1st we will be at Carrefour Tun Hussein Onn. In January we will be back at Tesco Semenyih.

We have just started conctruction on our Sales Gallery and Model Houses which is due to complete in January.

Our RM219,800 is probably the most affordable 2 Storey Terrace Freehold house in the Greater Klang Valley.

As with the surrounding areas, houses here are normally 'Owner Occupied' and appreciation will take some time.

I've already bought the house for phase 1 under the first house scheme. i've waited for the loan frm Bank Islam almost 3 months already, until now i have not heard from the bank islam. So far that i know the AP (advertising permit) & DL (developer license) is already approve long time ago. i ask the developer to chng bank for me as i could not wait any longer.

My husband and I booked 1 unit after going to site and saw construction of model house going on. understand SP Setia just bought 1000 acres of land just across Semenyih Parklands. looks like property prices will now increase in the future. now waiting for loan from bank.

anyone can confirm Pelangi Semenyih II got kubor within their site?

phase 1a still got intermediate and end lot for sale since got few didnt manage to get loan, price for intermediate is RM232k... got info from contacting the developer last Thursday.

I just booked end lot phase 1b at RM255k.

Got other housing plan at Kesuma Lake (Gallery Home) but thats more expensive .. lowest for 18x70 is at RM266k

hi guys. anyone knows when this project started? here are some pictures of current development for semenyih parkland, which i snap from afar yesterday. cant even get near to the show unit. sorry. The guard said that if we want to view need to get letter from the sales person at tesco.
we went there, and the sales girl said we are not allowed to go in at all. No letter nothing. The letter that guard mentioned is just an excuse to shoo us i guess smile.gif

Then we ask what is the current progress of phase 1. she said 25% with confident. Then we ask about the show unit. She said they are moving furnitures into the show unit, almost done. I was quite suprised by her answer, as from what i have seen the show unit is not even 80% finished. There are no doors, no windows. even the outer wall is not covered with cement.

When i show her the photos above she was abit nervous and replied that she didnt even know and was only informed by her upper management. She hasnt had chance to go see the real site. rclxub.gif.

not sure bout the progress. it was my first time there. howevr from the look of it i think the show unit is far from finishing this month end.

There are workers, but u cant noticed coz my camera quality isnot very good ( hpone cam ). at the time i was there,saw around 6-7 people working on the sales office. saw few workers at the show unit and phase 1 block. what i could see from far, construction for some block in phase1 has reach to 2nd storey. cant really tell how much has progressed. maybe it was already like tht since last month unsure.gif

from what the developer said, the 4 show house is part of phase 1b (it makes sense since phase 1b is nearer to the shoplot & main road) . IMO, the rest of phase 1b excluding the show house didnt even started yet. so it make sense that they didnt give us yet the 20% letter. the development at the back that you saw is phase 1a. I'm not sure about the 'xtra money', but i just came back from their office at TTDI this afternoon. Went there to pick up the Lawyer's agreement. They told me that they are actually announcing that they will be restructuring the design of the interior to make it become bigger. From what I can see, they enlarge the built up area only, NOT THE LAND AREA. For example, Master bedroom will be bigger as they will expend it further front, so do the living room, the will expend the sliding door a bit up front. The awning for cars will also be extended to the front.

But, what ever it is, just wait and see this weekend la... Please 'riki' for me as i can't make it this week end. Got ISO training thing... bluwekk sad.gif

Just bumped in .. while Google-ing for Semenyih Parklands...

Just for information the agent told me:

Phase 1a = 20 X 60 (kitchen area very close to the hall and no cover)
Phase 1b = 20 X 60 (internal modification - kithcen area big and have need to put a wall between dining area and kithcen)

Phase 1a = cheap because very close to Surau and buyers are mainly Malays (98% Malay)
Phase 1b = slightly expensive because further away from surau extra feature is the internal design is totally different and this unit has Door Bell at the front biggrin.gif (same row as Surau)

Phase 2 starting opposite the Phase 1A & Surau (starting at RM 350K)
Phase 3 starting opposite the Phase 1B & Further away from Surau

Not sure if its a good buy or not.. but the price is worth it.. for investment.

How much larger than original plan? Find out the cost psf, then you know if it is worth it. If you have to do the same renovations yourself, how much would it cost you? Rm15k is not a lot...just a small rc roof cost that much.

i went to show house yesterday, undecided whether want to book since it is near to BIG TNB station. the price they told me is RM278800 (non bumi), i heard some had further discount for phase 1B. Anyone bought a unit in phase1B with cheaper price? please share.

now more 400K ady.. just went there last week... the area quite nice surrounded by hills.. nice overall view.. thts wat I liked at that place... near to Tesco and setia eco hills...... yup good for own stay I guess... the house I saw is 22x65, quite nice, have a reasonable small hall at upper floor.... but what attract me most was the overall surroundings of the area....hilly and green................... and yup property rising only..haizzzzzzzz

dont buy the house it is made from cement bricks. tis area house 5 yrs or older made by clay bricks.
