Let me swallow my words because my earlier post may have been misleading.
Personally, i NEVER bet exclusively on appreciation. From an investment point of view, cash flow is my prerequisite. Appreciation in my properties is an ancillary benefit of ownership.
If there are new & "mind-blowingly" fantastic developments coming up, where the price psf keeps up escalating, i'd take a step back for the time being.
I'll focus on the surrounding old & boring units which people spurn in favour of the new kid on the block. Of course, cash flow wise it has to make sense - and then i'll only bet on it's riding appreciation.
Lot's of examples where people suddenly realise the value of "old & boring" when the new kid is up and running. Question is - which old kids do u place your bets on, and whether u r in early in the game
