Hmm...this one relatively low key. Never see in newspaper.

Situated along Jalan Wan Kadir in TTDI.

Developer : Bellworth Developments Sdn Bhd
Property Type : Condominium
Tenure : Freehold
Land Area : 2 Acres

cheapest unit is ard $1mil in Tmn Tun for 14xxsf size....price like premium condo in MK


this project only for the cash rich and TTDI die hards........

MK is better in tenant mix, rentability and accessibility in comparison with TTDI highrise.

tenant supply ?

rentability? if base on average rate. MK - agree. % yield base on current pricing? dunno
if base on which area easier to let out and duration of rental. dunno.

accesibility. i think more or less equal.

how much monthly rental to break even?
expatriates still going for MK instead of places like TTDI. (at least in my company) the perception is MK with better security and lesser crime.

MK still the top choice for many expats and returning Msians after working abroad.

rental yield is declining in KV in general and MK is no exception.

accessibility, i still think MK is better especially going to KL centre. This is very personal depending on individual work location and favourite places.

2) Bangsar
3) Sunway

No KL, Subang, TTDI, PJ ....

Sorry la guys. Never really look carefully for similar thread. So, did anyone of you went to the launch? Before this, I heard got 2000 people registered. How true is it I don't know. Yes, it's 1 mil plus. But I see good appreciation.

1. Finishing and materials look quite promising. Show unit was impressive.

2. Pricing wise at approx 740 psf seems a tiny bit on the high side for me....they probably hiked it up a lil vs. Glomac across the road.

3. If you want to buy for own stay - that's pretty personal n depends on your own idiosyncracies.

4. Personally, i love new developments like this. I tend to avoid them, and focus on the old boring condo's surrounding this new glorious development. smile.gif IMHO, better value to be found there if u r looking for capital gains....

great idea.
buy the nearby ones through sub-sale. immediatly get rental yield.
after the new development completes, capital appreciation for the sub-sale prop.
this is double whammy.

from memory, it should be running about 370 to 400 psf.

old, but quite well maintained. I'd rather place my chips there, and see it ride on the Green's coattails.

I guess you do have a point. I still have some doubts on the appreciation of the older ones though. It's a question on "how high can you go"? Well, we'll just see...

Let me swallow my words because my earlier post may have been misleading.

Personally, i NEVER bet exclusively on appreciation. From an investment point of view, cash flow is my prerequisite. Appreciation in my properties is an ancillary benefit of ownership.

If there are new & "mind-blowingly" fantastic developments coming up, where the price psf keeps up escalating, i'd take a step back for the time being.

I'll focus on the surrounding old & boring units which people spurn in favour of the new kid on the block. Of course, cash flow wise it has to make sense - and then i'll only bet on it's riding appreciation.

Lot's of examples where people suddenly realise the value of "old & boring" when the new kid is up and running. Question is - which old kids do u place your bets on, and whether u r in early in the game smile.gif

A true investor has spoken! I agree with you 100%. Just that I'm a weakling who tends get lured by fast buck, especially in these golden times. Pardon my greed. smile.gif

Back to the subject, I've done a quick calculation on Trellises. Not that cheap as well and cash flow remains negative. I guess you'd have rule this old kid out as well? Way too late maybe...

hi friend,

nothing wrong with your philosophy. As the old cliche goes - many roads lead us to Rome. I have seen many people motivated by "greed" do 10,000 times better than me. Just that it may not suit my strategy for the time being.

I think u should check out Kiara Green? Some units may not be advertised. even then, the best u can hope for is a cash flow nuetral play for the time being. It is more low dense than Trelises, and seems better maintained as well. Just example yah. Have not checked out the areas affected in quite some time. Quite rusty smile.gif

Thanks for the tip. I think those interested in The Greens will be scrambling to check out Kiara Green as well. As for me, I opt out. Call me a speculator but the next one has to be for flipping.
