Do not buy property from S P Setia. Very low quality and senior management does not dare to engage complaints with end customer directly, hiding behind low level people. Shameful. Still call themselves "builders of distinction", my god!

Let me list out how dire the situation is on the ground for a unit and you guys decide whether this organisation is a "Builder Of Distinction":
- entire wash basin crumbles when worker applied pressure
- more than 40 floor tiles scratched (due to worker carelessness, or low quality of tile or both?)
- broken window
- door chips when slammed by the wind
- entire window frame structure shakes when closing windows
- window gets stuck sometimes when closing
- chipped and scratched marble table top
- cracked soap holder when screwed on
- cracked, flimsy toilet covers
- electrical sockets with faulty switches
- door doesn't close properly
- balcony door creaks when closing
- door handle cannot lock
- flaking chrome and scratches on door handles
- missing skirting tile
- prevalent overflowing paint on skirting in toilets
- door built with missing rubber stopper, markings on door uncleaned
- shaky door with a loose bracket
- rusty drain cover

All in one unit... You got it... only by: Setia... "Builder Of Distinction"... truly exceptional finishing.

Bro, if your case is true, our sympathies for you

But all we have is just your word. You should do the following:

1) Take photos and submit back to SP Setia for them to rectify.
2) If SP Setia does not rectfy, write to Stake Holder not to pay balance Retention Sum
3) Post proof of (1) and (2) above

The complainant is just frustrated and spamming every spsetia thread. Can't blame him when almost all developers in malaysia sub the building jobs to company who hired nepalese, banglas, indons to do the work. QC is always questionable and thus, the rise in defects claims.

He should do it your way and approach them. If response is slow, the stakeholder claim is a good way to make the developer wake up.

Plus all use cheap materials or reduce the recommended mix of say cement, sand to save cost.

Won't see the results now but when u start drilling, notice a low of sand just pours out from the holes

Also, after few years, the electrical switches start failing in about 5-yrs

My previous house, switches was still okay after 30 years of on / off

Plus previous guy is opening himself for l_w su_t

I have a question about quality.

I experienced one case of SPS product. When I drills holes on the wall, they are hollow and powdery ( not even sand ! ).

Will the developer accepts this as defect ?
*
Unlikely, and even if they will, what would u expect them to do? Tear down the whole wall and build again.

Like I said, many developers are using this method to save cost.

I am not even talking about Tahan properties, using cardboard / newspaper to replace bricks.

Just using less sand, cement, more water, already can save lots of $$$ and like I said, u will know when u drill the wall

This was told to me also by many contractors who do renovation immediately after VP

Sometimes, owner even tear down some new walls and rebuild, esp for say wet kitchen, corner lots, etc
