Few years back, Cyberjaya was a place to work and study only. There are 3 university colleges, IT frims, shared services and call centres handling for Asia Pacific.
This area was lack of residential and shoplots. Hardly get good food. Price is on high side. Shopping centre and Fast food operators not dare to open their outlets due to low population. Most staffs travel to Equine, Dengkil for food. They stay mainly in Puchong, Seri Kembangan and Kajang. It takes 30 - 40 minutes drive to KL via MEX.
Today, I see more developments with Capitalland, MahSing, Shaftsbury Square, Glomac, MK Land, OSK Property, MCT Home etc. More shops have opened with more choices. We will see more financial institutions after Maybank and CIMB. Property is overprice.
Once these new developments completed, we will see oversupply. Among the developments include:

Even though I foresee students and on shift workers will move back and stay at Cyberjaya, it will still oversupply once it is completed in these 3 years. Staffs who are staying in Puchong, Seri Kembangan will remain. The reason is location where these areas located between KL and Cyberjaya. 15 minutes driving distance to Cyberjaya is accptable.
The question on whether Cyberjaya will become another Puchong is depending on government policy and incentives to attract more foreign companies to open their companies and regional hub for IT centre and Call Centres. Others include transportation and infrastructure.
