Rm800k up for 25 x 85, a huge superlink.

I think can la. Although the design not that very convincing but I personally visit the current I&P AI link houses and found great harmony there.

I am sure AI would be a great township in future, espcially more phases are completed. Probably the best township in next 6-10 years.

My favourite is always 22x 75 and 24 x 75. I prefer width more than lenght.

Hmm, I assume both IP and TTDI has great masterplan of itself. Location wise, IP should he more advantage for now, as current Spira, Viola and Aquina are too deep into the far land. TTDI wanted to build the bungalows which is more nearer to entrance. Facade wise and layout plan, TTDI should have an edge here.

But I don't see a good response for corner and end lot units, always available all the time. I always prefer end lot with extra feet land if own stay.

Looking to get more info.

Ohh no wonder la, are you mean the lot which with triangle size? I remember most units of corner are triangle, so i feel quite funny.

There are one type which is, extra huge feet of land at the back, not side, is that Viola or Aquina?

Yup, agree, since Auquina, say, Type C at 24 X 80 from RM 707k onwards and now Phase 5, 24 X 75 ( which is a good deal and sacrifice back 5 feet is better than smaller width ) at RM 720k .... Not much increase, just decrease of 120 sq feet of land size ... So, it is just more or less the same ... Quite itchy to see the facade and layout, as well as the confirm price ...

I also agree Alam Impian is a safe bet. I am happy with the current selling point and it's masterplan, which i suggested a better and complete township than Kemuning, USJ or Denai Alam/Bkt Jelutong

Hmm, for GO WEST ... i would prefer DSTH type as this landed is the most demand of it's location. I dont foresee any other potential new development as i can predict a lot of expensive development is coming up. Once Canal City is come up, it would be great extension of the Klang Valley.

I agree GO WEST and GO NORTH ( SG Buloh is great area and Jalan Rawang ( nearby Jusco ) developments espcially those Guocoland products selling much cheaper than Mah Sing's who also can sold out their products. Once Guthrie corridor link to Shah Alam or Bukit Jelutong, dont doubt that it can overtake Kemuning/A;am Impian/Bukit Tinggi WEST area.

Hmm, not really convincing at the moment for SOUTH espcially Kajang & Semenyih. Cyberjaya and Putrajaya is great future, but need to wait longer, 10 years maybe ... haha

Agree. I can confirm Naza TTDI is much more aggressive than Sime Darby.

So, i invest in AI instead of Denai Alam, where i think Sime Darby plan is always residential for many years or thousand units before commercial ...

See USJ, it's very wong and great Taipan now. But actually, based on it's masterplan, it was very poor indeed. They built too many houses before the USJ 10 & 9 shoplots, which i deemed too small to compare with Uptown and Kota Damansara. Now they regretted not to keep any prime land for further more high end products and their last piece of land, USJ Heights is located at not so good location, where too near to USJ/Shah Alam industrial areas.

Yupp, since I&P sold the land to Naza TTDI for parcial development of it's own territory, they should work together to build a better and more organize township.

Then, buyers and owners would stay happily and get not only benefit but huge profit ...

=)

Really interesting. Too bad, it out of my size and budget maybe. 25 x 85 is too huge for me and sure the price is very expensive.

Yup. When I bought it, thought for own stay but my gf, prefer Condo or Indah Residence and complaint Spira seems very deep into the TTDI AI, or at worst, Canting is more nearer to main entrance, which I also suggest so, but I&P main concern is not G&G, therefore I flip for further investment.

I quite like AI, whether I&P or Naza TTDI, but I only could willing to buy below RM 650k landed for future own stay bcz wanted some bullet to invest. And below RM 650k, so far only AI give me the best feeling, it would be a different township after 5-8 years.

Temporary now, not willing to stay at that area. Too quiet and I work in KL.

Yupp, agree over Damai Residence. RM 630k which I viewed last month.

But, I would sacrifice some capital for hefty renovation bcz I like do Reno at one shot. Damai could cost me min 100k while condo, 50k is more than enough. Currently, my gf wanted a condo first
for easy maintenance and I can go out at night
without much worry. (=

Bcz for condo, max I willing to buy is always below 450k. Then buy two more units by end of this year.

I would say AI is more or less of Kota Kemuning. Most of USJ and Klang folks move to KK and it became very matured today.

However I really fancy about AI masterplan, soon I believe it's going to be one of the best township in 10 years time. The development is much modern and yet the prices still appealing compare to further places of Kinrara, USJ and etc, no need mention KL or PJ.

With only I&P and Naza TTDI develope it, it could he more strategic planning.

Anyway the location and access is better than KK as it also can link to Federal Highway.
