Pentas 2 show unit I visited is very good as well. High ceiling bigger master room and toilet. These are the items pentas 1 missing and justified for pentas 2 premium.

I noticed pentas 2 window glasses are tinted quality which is more exp than pentas 1. With bigger toilet more tiles + special wardrobe design and staircase also fully cover, all these xtra features should cost more gua. living hall also bigger type a1.

16ft is nett in between 2 tiang measurement. I thought the car porch design shoul dbe same across all type. May be I am wrong. ANyway I dont have 2 Camry, no worry!

Conclusion:
1) 2 camry need 18ft for doors open widely without hitting car beside.
2) 2 smaller cars (City, Kancil, Saga, etc) 16ft is enough for opening door widely.
3) If you have 2 Camru or compatible cars, may consider to park 1 car outside the gate.

17.5 ft still better than Pentas 1. Enough for 2 camry as UFO pointed out ...

Visited laman bayu semi d show room today. The site located near cyber and bukit puchong. Gross b/u 2600++, nett 2000ft (25x40) for 2 storey, 40x70 land only. Ask for 1.11M freehold right beside cable tower.
Ceiling height 10.5ft, toilet wall partial tiles. Living, all rooms smaller than pentas. Location also not good deep inside.
Compare to pentas series end lot, laman bayu is expensive in overall.

Disadvantages:
High tension cable located right beside show room.
B/u for every room is quite small, except master bath ok with bathtub. Master room 14 ft length only. Closet also small.
Only one kitchen, like apt style. Slightly bigger than pentas wet kitchen.
Staircase smaller than pentas 1.
Timber wood seem like parquet. small piece. Perhap better quality than parquet.
Tiles not fully cover toilet wall, material also normal. Mostly 1x1.
Ceiling high like normal dsl, 3.2 ft.
Family room no sliding door, no balcony. Very small.
10 ft in backyard, body 40 ft only.
Overall lower grade material compare to pentas, in my opinion.

Advantages:
Close to bukit puchong, with up coming tesco 2012 q4, Taylor school 2014, kajang ioi resort mall 2013?.
Fully fence guarded. Not sure abt the fee?
Very nice show room, and marketing strategy.
Aluminum window frame, mild green tinted. That's all abt the good things.


For me gnd floor seem like condo, with 1st floor 2 bedrooms & 1 study room. You might go checkout for your fren, I was a bit rush yesterday as my kid kacau wanna go home. Also there is another type bayu ask for 1.45m 2.5 storeys, same land size.

Nk and UFO, u both noticed the cable tower beside the unit? They should build show unit on other side and cover the tower.
Overall not bad la, duplex semi d for this price in puchong border hard to find. If u work in cyber, then very close. Another advantage is can skip LDp toll 1.6.

Is this 25x55 or 25x60 pentas 3 units. If former one living hall may be shorter. No surprise.

I use the same bank as M2K2. Need a lot of follow up especially 1st draw down. After that issue free.

Noticed from last visit the sand brick use for Pentas 2 actually came from 2 types. One is normal use in Pentas 1. The other one is light pink color seem like better quality. Both type of bricks mixed 50:50 for Pentas 2 wall. Party wall is clay brick.
Also notice Pentas 2 with court yard living hall is ok in size, not too small.
Brown frame is ok la, with light green glass higher quality. All these worth the premium for Pentas 2.

It just normal glass right? Not good quality temper.

Can consider invisible grill. Tiny string type
