Hi jet, toll rm200/month is over calculated. It should be rm40/month/car. But your pt is correct that toll charges is insignifican here.
No doubt, SA from sps is consider a successful township. We need to wait for few years to see AI township transform.

not sure how to push I&P. The agents there always said community need to setup themself. However, sources from UFO mentioned I&P will do it for all all Pentas and onwards launches, but community need to setup autopass guard house. Seem like 2 diff version for F+G.

Well, if hypermarket & international school can be positioned right beside the main entrance, it will give 20% value added to I&P. Seem like the school and the hyper most probably will be put close to TTDI sites, those site more suitable for this as more modern house.

U should go to sale office and take a look. I believe should be standard 2nd years DIBS, 50% MOT, etc ... Pentas 3 lowest price is RM799,xxx. Not sure already finished sapu!

BTW, beside Pentas 3 799K++, there may be some left over Pentas 2 unit that below 799 with odd number or cornering.

Ground floor no plaster ceiling, just plaster. 2nd floor should have as I remembered canting has. Brochure for both have same definition.

The roof is 1 ft higher than standard link, my currennt DSL is 1ft lower. Perhaps this is min for superlink height. Some Semi D same ceiling height as Pentas 1, I compare to D Island 3Million semi D.

Pentas 2 was almost 80percent sold a few mth after launching.. in 2012 when bank negara tightening credit, some unit was drop out and pick up bacck other buyer. Im one of them..hehe
Anyway based on yesterdays sales chart, Pentas 2 already sold out except 3 odd unit, facing the t junction n one corner lot, if i remember correctly.

CIMB still can get 35 years loan tenure when you are already 35 yrs old. They count till 70. Max is 40yrs.

Is 50% for Pentas 1 unless not enough bumi to take up. I was queue that day but SA no allowed me to enter the booking room till next bumi showed up. Little upset that day but lucky still have good unit available. I think prior to me already have 2/3 non bumi on that day July 23rd 2011.
Anyway, is very sad to hear that SA cannot confirm fence, but UFO gang keep on promote Pentas for I&P saying has fence.

Here some comparison for Pentas 1 vs Pentas 2 type A1 without courtyard. Pictures was taken together with NK today under hot sun.

Pentas 2 is a winner. The room is so spacious as compare to Pentas 1. Closet also 2 ft longer.

Pentas 2 ceiling height is ~12ft vs Pentas ~11ft. Pentas 2 Kitchen also wider with diffrent layout.

Pentas 1 parquest quality seem like better and thicker. Pentas 2 show unit family room parquet width look thinner.

Again Pentas 2 living hall look bigger with diff layout. Pentas 1 has corner glass that took out some space.

Pentas 2 staircase cover all. I feel it is few inches wider compare to Pentas 1.

I like Pentas 1 sunroof, seem lot better than Pentas 2. Pentas 1 will have plaster ceiling cover the family room. While Pentas 2 no plaster ceiling cover and family hall look higher.

In summary, master bedroom and ceiling height are the most significant items in my own opinion. Pentas 2 overall build up is better. I also noticed Pentas 2 has tinted green color glass while Pentas 1 solid transparent. On the other hand, Pentas 1 parquest quality seem a bit better and they have 1x2 tiles size at car porch. Pentas 2 is worth for ~12% premium over Pentas 1.
Pentas 2 with courtyard house is not ready, but can notice living hall is a lot smaller based on the piles concrete. Onemore thing, cannot find the lake on the west side. The worker there said never saw any lake there. We lazy to continue do searching for it due to hot sun and big truck blocking our way.

Correct! And all other walls using sand brick. This is standard in Malaysia, u bought pentas which phase?
