I came back from the sales office this afternoon. Noted that units sold are about 70-80%. There are only 20+ units balance.

That means the house value per unit is averagely at rm400k. Land value is the balance?

Hmmm... Pretty steep.

Knowing I&P, i believe they'll just continue doing what they are currently doing.

Look at Pentas 2 launch, it was a soft launch. Being a soft launch, your on ground sales must be very strong. However, when I was there, there were NO Sales people who entertained me. Only the bank people came, approched and explained me on the property

Whereas, the AI sales people were sitting down like GODs. Even I booked the unit, I feel that the sales people didn't show any appreciation neither. I got vast better treatment from the bank officers. After a few weeks after the soft launch, the senario still maintains the same.

If I&P top management is looking at this, PLEASE IMPROVE YOUR DOWNLINERS!

Pentas 2 staircase cover all. I feel it is few inches wider compare to Pentas 1.

I like Pentas 1 sunroof, seem lot better than Pentas 2. Pentas 1 will have plaster ceiling cover the family room. While Pentas 2 no plaster ceiling cover and family hall look higher.

In summary, master bedroom and ceiling height are the most significant items in my own opinion. Pentas 2 overall build up is better. I also noticed Pentas 2 has tinted green color glass while Pentas 1 solid transparent. On the other hand, Pentas 1 parquest quality seem a bit better and they have 1x2 tiles size at car porch. Pentas 2 is worth for ~12% premium over Pentas 1.
Pentas 2 with courtyard house is not ready, but can notice living hall is a lot smaller based on the piles concrete. Onemore thing, cannot find the lake on the west side. The worker there said never saw any lake there. We lazy to continue do searching for it due to hot sun and big truck blocking our way.

To me, at least 20' as my current premise is 17 1/2 and I feel I need bigger.

Pillar less? Depends la. Some like it some hate it. To me, I don't mind if it is practical.
