That is about 2 yrs ago....30+% is normal over that period. Even before 2007/8....many housing project experiences 15-25% increase (after completion) ...that is very common in fact.

Pentas 3 to launch in March 2012

Nolah, there are 2 types of build up
a) Gross b/up - including porch area (covered) and patio (end lot / corner) - Normally applied in KV like Pentas 1,2,3
b) Nett b/up - excluding Porch & Patio - common in Penang

If you take Pentas 1 as exmaple : the intermediate total b/up is 3152sf
Building length is 18,285mm = 59.97 feet
Building width = 7,650mm = 25 feet
so the estimated gross build up (excluding porch) is 60'x25'x2 = 3000sf
Pentas 1 has a void area of 10'x7' (70 sf)
so the estimated gross build up after void area = 3000sf - 70 sf = 2930sf

So I estimate the additional b/up of 222sf (3,152sf - 2,930sf) comes fr porch area.

Look at Pentas 3, the indicative b/up = 3,273sf
I assume if there is no void area inside the house, then the nett b/up (without porch area) for Pentas 3 is roughly = 3,273sf - 222sf (porch) = 3,051 sf
with 3,051sf nett build up, I think the building length is (3,051 /2 / 25) = 61.02 feet only.
Additional land is 24 feet still.

Price - 799,888 up (RM799K (only 10 units), RM843K, 870K - facing field)

Built up larger, according to the official price list. I&P make mistakes not the 1st time, Pentas 2 built up also change later part.
Delay April 2012, giving way to I&P Temasya Glemarie launching (expected 24/3/2012).

Hi.....new here.....went thru all the 67 pages here....good write up...have booked 1 intermediate unit in pentas 2 but not yet sign S&P yet.......want to find out from the sifus here regarding the BU of the living hall.....say...start from staircase to front windows.....width...of cos will be 25ft but length ?      Unit type: A3

Thanks for yr speedy reply.....guess got to wait for UFO-ET  ............the reason i asked.....visited canting 2.....think it was 22" x 80"  not to sure but the space for Living Hall wasn't impressive.....thats why i decided to go for pentas 2 .......was in the I&P sales gallery yesterday....after booking my unit...asked the SA to find out about the living hall size....she took my number and will find out from the architect's office.....until now.....no response.....i think this forum will response faster n better 

Drop by LBS D'Island (Puchong) corner show house and see, you will know how big is yr future house. The show house (3-storey) layout, grd flr + 1st floor design is 90% similar to Pentas, building line is same. very impressive!

Betul! D Island got 2 type of show unit, one is 25x100 corner, the other is 22ft end lot. It is very close to my current house, visisted twice. The price is almost 2x Pentas.

visited d'island today....saw show unit 25' x 100'..corner type.......UFO-ET......u r right! .....measured the living hall.....approx. 19'L x 25'W .....same as pentas 1 (visited yesterday/still under construction).....impression?.........am very impressed! except the pentas unit have a powder room up front.

by next week i shd conclude the S&P........

We are already used to the pokai after signing the S&P....         

True....good house is not easy to find....been looking for months.....my criteria was....freehold / big BU / developer must not save on "current modern infrastucture like greenery / parks / lakes / other facilities that make life easy"

all the above will be realize later(all this r in the brochure) since the project there is about 20% ??? and still moving forward and I & P is definitely a trusted name.

Just received the first notification from I&P to my bank, asking for 10% for Pentas 2....

Pentas 1 2nd progressive 15% received. Building structure should be finished by now.

I must raise a concern here before all the above is materialised.

1. Alam Impian is under jurisdiction of MBSA (Majlis Bandaraya Shah Alam). Some of the council, ie: MPKJ (Majlis Perbandaraan Kajang) DO NOT allow gated concept. Likewise, I have not visited MBSA for years and not sure what is their latest guideline for this. 

2. Let say MBSA do not allow the developer to have gated and guarded. But you see some others development has such G&G, my personal view :-
    a) The developer is prepare NOT to handover the Road and Drainage, Or
    b) The developer obtain a special approval (which I don't think have any chance), Or
    c) The developer obtain more than 70% to have G&G and appeal to MBSA

In most time, developer will pick option A to go ahead with GG if the local council is not in favour of G&G concept.

the way i see it....simple .....

to I&P perimeter fencing is a problem to the developer, troublesome, what for need to land to stickly situation, cannot be done one

on the other hand

to other developers perimeter fencing is not problem, proven can be done, a sure $$$ when it is implemented
