All bros,

Need some advice here.

Will it is better if I take out my EPF 2nd account every year to payoff my home loan?

Or

It is better to take out one lumpsum to pay off during 55 years old using EPF 2nd account?

Hehehe.... I got meeting in Klang this morning. So, after the meeting rushed to AI and check out the sales. Still got no time to investigate the possibility of the fencing (or whatever possible way to surround the phases) will be constructed yet.

Just wish to clarify a few items here:-

1. The picture shown there, eventually is namely "rubble wall". Rubble wall is the mixture of stone + concrete and erected at a maximum of 1.0 meter. (Different council have different standard and requirement)

2. Retaining wall is a mixture of concrete + reinforced with steel bars for any height more than 1.0 meter. (And again, different council have different standard and requirement)

3. There is two (2) different platform between that two rows of houses. As such, a retaining wall is constructed to against the erosion of the soil at the higher area.

Never mind the “fancy” terms, the man-in-the-street merely wants lower interest rates so their bank loans are less costly to service.

Consumer groups are hoping for lower interest rates next year ahead of Bank Negara's final monetary policy meeting for the year to review the overnight policy rate (OPR) on Nov 11.

Fomca president Datuk N. Marimuthu said lower interest rates were always better for the consumers because the cost of major purchases like houses would be less.

“Then you would have extra money for other purposes,” he said.

Ultimately, he said consumers must be wise in their spending.

Several countries have recently been on a rate-cutting cycle. They include Indonesia, Pakistan, Turkey, Brazil and Russia.

However, a business report in The Star on Friday quoted several economists as saying they believed Bank Negara would maintain the OPR at 3%.

A lower OPR may lead to a decrease in base lending rate (BLR) by the banks, making it less expensive for consumers to finance their loans.

Some economists felt there could be a rate cut if the Consumer Price Index (CPI) eases towards the end of the year.

“Every time there is an increase of the OPR, there is usually an increase in the BLR. However, the interest rates we get in return for our savings account has been dismal all this while,” said Consumers Association of Penang president S.M. Mohammed Idris.

Rajen Devadason, a Securities Commission-licensed financial planner with MAAKL Mutual Bhd, said a lower interest rate at this point would be in the best interest of consumers.

“Customers with money in the bank will not be happy as their deposits will earn them less interest. But a lowered interest rate will cause the price of bonds to rise, so some investors might take comfort in that growth,” he said.

“The prices of Stocks may rise as the outlook for business will be better since the cost of funding personal and business bank borrowings will fall. That will have a stimulative effect on our overall economy,” he added.

However, he said the fear was that the ringgit would also weaken after interest rates are lowered as this would have an inflationary effect on goods and services imported to Malaysia.

After experiencing two hikes in his monthly instalments over the past two years, data analyst Quah Chen Nam is hoping interest rates will go down.

“Otherwise, I will have to increase the rental of the properties that I rent out,” Quah said.

Deputy Finance Minister Datuk Donald Lim said his ministry and Bank Negara were currently reviewing the OPR.

“The ministry and Bank Negara are looking at the rate now to see how we can achieve economic growth.

“However, we will also take into account the country's economic standing, inflation rate and a few other factors,” he said.

1. We can write in to request I&P to provide further fencing around the phase. But, there is no obligation for I&P to provide it as it is not shown in brochure or in S&P. success rate <10%

2. To form a RA in Pentas 1, 2 & 3. Fork out own money to build the fence. But, it will be a "riot" and dis satisfactory for those who don't want to pay but enjoy the fence. success rate > 80%

3. Unless....there is a big shot staying in this phase..... success rate : unknown

In matter of facts, I believe there will be people who not willing to pay as they are just purely investors and looking for hit and run.

So, there is not much option left, in my opinion.

I would say.... just leave it whatever its look like.

I think I&P will not want to help us on this.


You can simply estimate the fencing cost (something like DESIRAN, BK) at RM250 /m x perimeter of Pentas.

I recommend not to apply to MBSA during construction stage if the D.O. or B.P. is categorised as "guarded only".

We can just construct after the C.C.C.

Look like I need to put into a simple and direct facts:

1. Yes, the construction cost is RM400,000/unit or RM129/sqft (calculate based on built up of 3,100sqft). We categorised construction cost of RM129/sqft is upper-standard for terrace house. (anyhow, the best indication if we got the total built up)

2. One step ahead, which mostly people won't see this figures.
i) Consultant cost = 40 mil x 10% = 4Mil or RM40,000/unit
ii) Common infra cost, ie: park, hardscape, softscape, main water reticulation, sewerage, TNB, telekon, say: RM30,000/unit
iii) Land premium, say RM20/sqft = 3,100 x 20 = RM62,000.00
iv) Staff cost, promotion, SMS, marketing, etc, = say, RM2,000.00
TOTAL : RM534,000.00 /unit

3. To tender I&P job, you need to be competative. Procedure of tender for I&P:
i) Tenderers to submit the intial and only tender submisson
ii) There is no revision of tender
iii) Tender clarification/negotiation of tender price
iv) award of tender
As such, there is no way to pay under table to take the job.

4. The commodities, ie: steel, brickwork, wood, copper, OPC, etc main construction materials will increase from time to time. Especially wood as big amount is required in Japan. ie: copper can increase price of 100% last year.

5. Workers. Last time, a skilled bricklayer is RM80/day, now is RM100/day. Due to inflation + shortage of workers, the cost will getting higher and higher.

6. In my opinion, I will foresee an appreciation of min 20% two years from now.
