Roughly 50% of the bills is T&C fees, 50% is stamp duty plus other disbursement.

First batch of the SPAs were stamped.

Today just signed LA with TnC. They charge me 3.4k after 50% stamp duty discount. (242k loan)

looks like T&C finally start charging fairer rates.

I think the quotation TnC give to banker are estimation quotation which not included discount 50% for first home buyer for S&P. but some buyer(not include loan fees in their loan) get rm500 discount on top of 50% discount on S&P.
