QUOTE(yokehelen @ Jan 15 2013, 09:16 PM) I loaded site photos b4 construction in V1. Was at site yesterday but did not take any fotos QUOTE(wbyee78 @ Jan 15 2013, 10:58 PM) Hi all, Ya, contractor is also developer. I saw the site signboard states that the maincon Fabulous Motion has the same address as Jaya Megah. Both are using old address at Phileo so the maincon has been changed some time ago, mayb thats why the structure moved I am new here. However I have been reading LYN for a year. Just to share some info with all bros and sis here. I was informed that the original main contractor was fired and the developer has hired its own team to run the super structure works.. So, the quality for the project shud be good since the developer would be handling the defects liability after VP. But then.... since it is the new team on board... the progress would be a BIG question mark... |

Looking good, the car park floors are humungous ! Looks like developer is doing something to mask it following current trend, 'stick' not big enuf but too big oso no good, parking decks become dark. But if it can sell for 500k, 2nd hand purchasers ought to be happy with the product. CAn sell 600k ? Better to sell or rent ?

QUOTE(mousepad87 @ Sep 7 2014, 12:38 PM) check my SnP just now.... my Snp date is 3 Aug 2011. So now delay already 1 month. Maybe total delay will be 3 month? if delay 3 month... developer need to pay about rm7k... Ya, Its gonna be at least another few months of delays judging by site works, but good $$ for owners. Overall looking good, only that developer could have done some facade designs on the downstairs shops, its too plain & looks low cost. The facility deck has been planted with trees. Good foresight by project, it should be green & lush come handover time. The building is huge ! The cement plant doesnt stick out now, overshadowed by amara Road will gonna be jammed unless majlis upgrade to 4 lanes. |

Its still not handed over yet, no worries dato neo
So far no one has posted fotos of the limestone hills from the pool deck, i think this will be an awesome feature. Cant wait to sit at the roof deck looking at KL & the hill. With the hill & vegetation, this will be a cool (temperature wise & metaphorially speaking) place to stay in. If not for the 1000 sf size, i would be tempted to shift here. Regretting not getting the bigger units. |

Cant help sneaking in as i want to look at the limestone views. Still much rubbish everywhere, some units flooring not done yet, lots of touch-up needed everywhere, impossible this yr handover, good anyway since can claim penalty. Landscaping could be better, hardscape a bit outdated, anyway keeping in mind the price/value equation, should be thankful.

QUOTE(boyboy3663 @ Dec 5 2014, 12:04 PM) 4. In SnP Clause 26 (2) - The delivery of Vacant posession by the Vendor shall be supported by a certificate of completion and compliance certifying that the said building is safe and fit for occupation and includes the handling over the keys of the Parcel to the purchaser. JazzSerena's 'pot of gold' foto is the best weapon against the developers assertion that the Amara is 'fit for occupation'. And the architect was less than honest. For our case, yes VP is send together with CCC. The only uncertain here is handover of the key. Some say it's one week after we sign VP, anyone can confirm? 5. In SnP Clause 26 (3) - Upon the expiry of 14 days from the date of a notice from the Vendor requesting the Purchaser to take posession of the said Parcel, whether or not the Purchaser has actually entered into possession or occupation of the said Parcel, the Purchaser shall be deemed to have taken delivery of vacant possesion. The date of taken vacant possesion is confirmed at 27 Nov 2014. It's unfair for us as the LAD will stop at 27 Nov despite we only receive the letter on 27/28 Nov. I think the developer is following what is actually need to follow in the SnP and it's hard for us to fight for. The only doubt is why the CCC is issued even thought the building is not fully completed? Can we complain to Majlis Perbandaran Selayang about this? Architect's ccc dated 11/11/14 Jazzserena's posting dated 29/11/14 It will be good evidence if ever residents decide to challenge the developer, or for tribunal purposes. I am sure the architect does not want to face majlis or PAM over this. |
