what do you think?
around RM400 psf for a high-rise condo @ this location.

yes there is also a smaller size 1215 sf facing west but almost taken up already so far no record of Akisama developing high end condo at that area but their previous successful project are dynasty garden & kuchai avenue subsale already at 350 & above per sf. Like this area coz new chinese school & shop coming up soon nearby & dont forget our listed developer UOA will be launching their condo soon somewhere around here also. Suddenly there are so many development happening in here & hopefully it will transform this place to become Mont Kiara or Kota Damansara standard soon. he he he!!

My friend sold hers at 385k 1000sqft with two car parks. It was an urgent sales else it could been more, since hers comes with two parking lots.

the uoa land is mainly for Pr1ma Project. i heart that over 4K-8K unit to be propose in sungai besi air-port. Is good locationa also, but for ppl who already own house, cannot be apply anymore lo. somemore is very congested, i duely it would be very mess-up the surrounding area also.

It is very funny this piece of land seem to be nobody know who is the owner & developer & alot of time the moment the news flow out the project has already sold out. Well, well, well let see what will happen whether Akisama is an all rounded or just a low-medium developer as mentioned in the Wick talk
(Please note that Akisama is quite reputable developer, well known in building low-medium cost condo with quality finishing. But are they capable to upgrade their skill and experience to deliver luxury condo? You think lar....)
Understand this 288 units come together with kitchen cabinet, shower screen & quality knob and knowing that their Parklane project also providing almost the same identical furnished sometimes wonder whether they are using same material for both of the project or they are capable to proof the 288 units are comparable with Seringin See Hoy Chan standard or higher lor?

Of course cannot be compete to seringin resident. that's why price wisely no up to seringin resident. my opinion, once the private school opening. seringin resident will fed-up about the school buses and cars during school time. They might rather migrate to this 288 resident, ^^. 288 resident can avoid the traffic while use others option road accessment to their destiny. I duely in future, more family come into this area just because of this private school. It might be the track of Sri KDU cases happen in damansara intan booming price.

A lousy developer in term of design and planing.... they cannot compete with SHC. totally different class. look at the danasty g condo, kuchai avenue, Kuchai Business Park.....headache....... now look at the parklane....no eye see. 288 i don't think is good too 4 blocks in that small space of land with narrow road access around......their property only downgrade the area around..

worst case is Kuchai Business Park. they sold all the parking places in-front of the shop lot to a guy. now even the shop owner want to park his car infront of the shop also need to pay.... and the customer want to stop by a minute to buy something also need to pay..

Really no 288 buyer here ? Puzzling........ Even palace court buyers are quite active online.


Added on September 23, 2012, 1:06 pmI heard there is nothing luxury about this project other than the price. The freebies are the same quality like the parklane oug. Wardrobe is like giant carrefour type.

Only time will tell if akisama can be a luxury segment developer.

Their 2 previous projects, also around Kuchai area, Continental Heights and Dynasty seem to have appreciated quite steadily. Security and maintenance quite decent. Only time will tell what's the final quality because they are so confident of sales not bothered with any showhouse. But don't think is fair to compare 288 to their Park Lane project because targeted purchasers/class not the same.

But the saving in building any showhouse also seem to gone into lower price compared to immediate neighbouring projects like Le Yuan... Also bear in mind no gimmicks like man made beach. But sometimes all these 'facilities' and club house are already in-built into the property price and eventually, the maintenance.

What I like most is the low density though. Big plus for me.

Anybody know the progress? Drove by 3 weeks ago but saw nothing with no machinery on site. Seem very slow compare to parklane. Both have same completion date.

Yup .... fingers crossed hope for the best. I think piling is done waiting to handover site to main con. The hoarding been beautified little bit with some coloured pictures......

Oh price has also increased by 10 psf. About 440 psf now.

Are you buyer? Anyone else on this forum?

have to agree a lot slower if compared to parklane. Parklane phase 1 structure is like halfway there already. Not sure if it is because of low density.

It's ok anyway you will want it to be the last to finish ... imagine moving in while other projects surrounding stil bing bing bung bung (like poor Desa Residensi) vmad.gif

Heard completion in 2014 hope by then the surrounding commercial shops also fully completed n occupied .... nice! rclxm9.gif

Doubt 288 residency can compete with surrounding G residence, Seringin Condo due to concept, price, accessible.
This is worst, narrow walkway to the site as I pass by today.
Very congested in future, my 2 cent opinion only smile.gif

think it is going for $500 psf with DIBS now. Have to agree that the surroundings feel more congested and narrower compared with gembira residen.

Recently visited that area seem piling completed already moving up to car park now........more than 85% sold woh still got financial problem meh? Guess 500 psf with DIBS is reasonable coz they advertise low density total 288 units & 8 units per floor only. Semi-d in the sky ya. rclxms.gif But surrounding road look narrow coz occupied by hawker stall & illegal car parking. Can't comment much now until further development from them......don't expect them to have impressive outlook if u refer to their dynasty & kuchai avenue development.

Est completion is dec 2014. Not sure if can be completed on time.

Seems like 2 floors per month Is the speed now but for structural frame only.

Hmmm now industry average is 3 floors a month, some even faster. Hope this can cope.

I almost bought one last yr. Freehold. Free 2 yrs maintenance i heard, no bad, fully or partly furnished i cant recall.

The quality of final products jz hv to wait n see.

GResidence subsale also around 580psf is 288 residence better lower density ka? But seem a lot of car park along the road & stall there this coz it to look very narrow leading to the condo entrance. If not mistaken early bird was around 400psf only wow price jump up quite a lot lol!

Ya. That was 2 years ago 400 psf. g residence is Subsale which means I need to fork up 10 percent with stamp duty etc. 288 I just need to pay 5 percent will do. Low entry cost. Hehe. Hopefully is a good buy

That means discount is 5%? Which floor is your parking for 9th floor?

imo, 288 design is better than g residen in terms of space usage. G residen a lot of wastage especially 1168sf type where the window ledge is huge and considered as build up area.

g residen corridor is exposed (for bigger units), it will get flooded whenever it rains. Imagine going back to your unit, greeted by flooded corridor or splashed by rain if it is still raining. Block A & C need to change lift to get to carpark.

Ya.. They selling 580 psf but discount 50k . About 5 percent. Car park second floor.
I choose this because of its lower density and I like the layout. However, I found that 288 was pretty low profile and not many advertisements about this prop. Lol. I compared uoa le yuan and this and finally I opt for this.

1. 288 lower density compare to le yuan.
2. 288 provide semi furnish such as kitchen cabinet , wardrobe, aircon, shower screen etc. I think this can save me a lot for renovation after pc before renting it out.
3. 2 years maintenance free.
4. Man made beach in le yuan I personally think that it require more effort in maintenance. It will become worst if it was not well maintained.
5. Layout is better and suit my taste for 288.

No doubt , location wise both are good. I hope it is a good investment.

Not really my friend sold 680k for smallest unit 1168 so is abt 580psf just one month ago higher price need to wait last year rgpt is lower but sell now 30% already.
Saw a lot of renovation going on possibly a lot for own stay but heard management not strict enough time being a lot of complain leh. But love the facade & the spacious environment of this condo lol.
Notice the 288 sign board at the site put condo mewah but facade look quite similar to parklane project but interior seem ok their brochure indicated their laying porcelain tiles....leh. Hope they honour their promise of condo mewah but you have to bear with their conservative design. Not bad lah their record look successfully so far around this area their project include continental, dynasty, kuchai avenue and now 288.
Whatever is it as long it is at the convenience location with good connectivity and amenity you will hit jackpot when u rec ur key from them.

Yes.. Gembira residence surrounding is better and bigger land size. 288 is a bit packed due to small plot of land. I think as long as you can accept its pro and cons .. Just whack one ! icon_rolleyes.gif

Gresiden has bigger development area but it has 600plus units. None of the space on the ground is usable by residents. The space in front of the guard house is useless.

Lee Yuen rectangularly shape with a density of 600 plus even with the wide glassy window & balcony still give an impression of those middle class apartment if u look from the maju express highway view.
Btw Lee Yuen & Seringgin suppose to be Tai Kor mewah condo in that area with high pricing but look like the under dog from a smaller developer 288 & GResidence have won the heart of the investor in term of their good return so far.
Sometimes it is difficult to understand why my friend can sell GRes for 680k size 1168sf & within the same area those single story house is priced around 580k only with land size of 20 x 75.........freehold some more.
Why not choose landed property than to condo?

Home finder,you seem very familiar with kuchai area. Lol.. By the day did you guys notice there is one more condo called desa residence which is located opposite of 288? Any idea why the selling price is cheaper than other condos around that area? I think it is a lower density project.. hmm.gif

Hi guys I stay around there that is why i m familiar with that place guess Desa Residence problem is the entrance which situated at side of the condo where this part of the land has not be developed yet.
Sorry to say that the entrance is narrow do come & have a look u will see the different look very Kiam Sap not class at all but how is the interior than I don't know coz never enter before lol.

Hey yo, I'm an owner as well. 1483 sqft, 10th floor. Planning to live in as soon as I complete renovation.

By the looks of this forum, looks like a lot are buying to rent out, early occupancy rate is gonna be crap sad.gif

Oh well, that's the same with all new condos in KL i guess.

Invite me in if you guys plan to open up an owner's club or some sort.

Absolutely true such a black wardrobe they dare to provide this is ridiculous what a bad taste .........what ah pek designer are they appointing can't even match the color properly. Seriously if it is so badly done better don't furnish wasting time & money lol.

Call call to complaint as much as possible.. tell them that nobody will trust them anymore in the future for medium grade condo. It is spreading like fire. I drop them email also. Best if someone got their bosses email or phone.

Hopefully the aircon will not be haier or mec. Gembira gave York.

Own stay.. not investing at this moment. No rental yield and too risky.
I kao bei kao bu to developer for opt out option. Rebate rm500 per cabinet for that rubbish but so far no deal yet.
Need more owners to complain...

288 Residency has leakage problem and many units have this problem. My own house have at least five spots ie. kitchen, living room, dining, bed room, toilet, balcony... New spots keep coming up and they are slow in response or repair. Five months now and the problem gets more... My tenant wants to move after 4 months of suffer. Kitchen lamp blowed cos the leakage and they never fix it after four months!
You can see how bad it is from the picture....

If anyone have same prob, drop me an email, maybe we can form a group and complain to the authority...

Wow .. is this the 288 Residency @ Setapak? ... this type of leak is the worse as it is not due to u-trap cap or drainage. This should be due to incoming water pipe leak and it is embedded. Basically it is flowing horizontally every where -- that got holes ... Your neighbor upstairs water bill should be super high.

Those nearby landed houses are all 30-40+ year old, need to fork out massively for renovation
Renovated ones currently asking from 700k, plus no facilities and security concern

Funny why furnish which such a low end wardrobe the attached pic at my friend condo look so much better & this should be ok for me.

Correct I choose the same but recently those single story price has appreciated to 650K almost matching the Gres.
Anyway if for future appreciation landed more opportunity of coz security & facility wise condo but don't forget every month you need to pay service charges.

So that's in line with what they told me last year.

Seems that they can't just install the freebies without first "receiving" the unit keys from us. So by Sept 14, we will get our unit keys BUT we have to immediately return it back to them so they can install the air conditioning, kitchen cabinets and more importantly the ugly ass cupboards.

We should be able to call it our own by end of Dec 2014 as they have promised.

very kill the property value and future appreciation. they came later should have widen the road at least to 2 lane proper drive way come with pedestrian walk path.
now look like sibeh siao liao. go check it out man. look like may become part of the flat around.

Furnishing is bad.. and we all agree. But that road I don't think there is anything the developer can do. The low rise low cost flat is already built at the edge of the road. How to widen? Have to blame irresponsible car owners who double park. This road needs to be a one way road or traffic police needs to start giving tickets.

To be fair Akisama did surrendered some land to widen the road in front.

Expected VP is this month.

It is indeed very competitive in this area. Gembira residen and leyuan both have better facilities and i believe 288 has to be priced lower to sell. Unless the interior quality is superb... then there is a chance.

Outside look may be conventional but it could be the most practical. Do you know gembira residen corridor leading to the unit front door will be flooded whenever it rains heavily?

i got a friend sapu 10+ units way before launch day with very low price.
he is akisama punya super vvip. very friend friend with akisama big kerbau boss.
he get to choose first before anyone can touch it. come special discount.
he also buy for flip. happy flipping!

I asked 1 agent friend (he knowingly know i asked for fun) about this condo, he said forget about it. If tight budget, wait for awhile for the 2 currently building near Kuchai Lama (can't remember the name) if plenty of budget, go for Le Yuan and Seringin and if ok budget and urgent, go for G Residence.

That's what i heard... Wonder what is wrong with this Condo.

Are you those super vvip able go flip? Have you seen the low cost finishes?

Exposed pipes everywhere and directly above the unit entrance. Low cost finishes and missing features that were promised in brochure. Owners are all burnt and thus very quiet.

Akisama just launches new development at chan sow lin, buyers be warned. Look at 288 before buying, whatever features they advertised same as 288.. Guest waiting lounge, etc.

Hello hello was right from day one, this developer is a scam. I wish i had listened..

Dynasty garden landscape and swimming pool are much better than 288.

288 landscape is a few brown pots placed at corners. Swimming pool is raised from floor, like a tangki. Sun deck as per snp is not even there.

U know why developer dares to short change buyer? Because the government does not enforce the act passed in parliament. No law.. No protection, complain hotline phone just keep on ringing..

i saw G-Residence before, lobby and exterior are nice and trendy. The only let down is the corridor.

Looking at 288, a bit low-end especially the Highway RnR canteen and those outdated tiles. Swimming pool looks not original as in added on kind.

A bit disappointed...But most important thing is the unit rite?

yup sell high is hard but if expected value is reasonable i dont see why no ppl will buy. The thing is this project most buyers and flippers so its gonna be a competition to sell.

Not sure how to value, but personally, Le Yuan or Seringin or G residence are at least twice (2x) nicer and classier. If 288 can fetch $534/sqf them i think the 3 condos that i mentioned could be at least $1,000/sqf.

I mean basically, i would go for others if difference is about $100 or $150/sqf. What do u think?

Hi all senior sifus, need advice on what to do. Every condo is required to allocate certain amount of parking as visitors parking. The parkings are labeled visitor but mgmt does not allow any.

This akisama is not allowing any visitor parking. And reserving all those parkings for rent.

Who can we complain to? Today i have a friend visiting but outside road parking is full.. And my visitor has no where to park.

Please help... And a reminder to all, pls avoid the headache and frustration, do not buy akisama property. They are a cheat and acting above the law.

Akisama always screw u up by surprises. Screw u up on Parking lot also 1 of their speciality. Oug Parklane parking Lot may follow the same foot step later.

But not play play last time malton also knee down to beg for Akisama financial help. Last time malton financially Sibeh pokai.

Looking into this condo (or the nearby Residensi Desa) as these 2 pricing & location seems good. Nearby condo either price at high end or else too old.

Akisama is the developer, which the main concern if the project can be handover in time, monitor the contractors job & progress, which done 10 years ago
BInastra is the main con for 288 Residences, which during that time (before Binastra become developer itself), their workmanship is known to be good, thus, 288 came out good.

After handling over and taking over by JMB, thats kind of not related to main con anymore, u might argue say initially the workmanship is poor and now lead to many defects... but this is M'sia, accept the reality

My 'came out good' is actually meant at least it was delivered, how good i dunno, hahaha
Well, its open market price, easily compare the price with size, so if is 600K worth? That's is ur preference and budget.

I will say JMB is working well and maintenance fees is approx. RM0.256/sqft (coz actual is count by unit, i dunno the calculation), kind of quite low in KL, as 288 have little facilities only, but good enough for daily living.

One con is few units are living by the nightclub foreign ladies, no disturb from them, but just need cuci mata tutup hidung, thier so called perfume can choke to death
