Malaysia HDB in making. Generally i don't think all the 16 development will be implmented at one go.

My question is:-

1] Who is taking charge of construction monitoring the contractor?
2] What the different this from Low Cost housing?
3] What the majority of people staying here?
4] Who manage the maintenance?
5)Is all going to have an individual design or like HDB.

Well, if all these answer are answered, i believe we already have the answer!!

4] Who manage the maintenance? same as condo, got own management appointed by the developer
5)Is all going to have an individual design or like HDB. yes, all individual design depending on the developer masterplan !!!

i think this project have just help to elevate current RM200k+ props to cross RM350k.
indirectly, government is saying the new lower medium apartment cost is RM300k threshold. anything higher is considered higher medium cost apartment.

give it a thinker. isn't HDB the most affordable and cheapest property in singapore? perhaps by launching PRIMA, malaysia have 'officially' recognised rm300k threshold as the cheapest affordable housing. all other private props will be priced higher than this from now on.

actuali, why are people excited about these 300K apts? quite a lot of older condos with full facilties available in that price range, no?

if reason is all about 105% loan, ok... we have genuine bolehsai subprime in the making then?

Of coz not eligible. That is 2nd time buy house but no house in possesion at the moment only. PR1MA for those have never bought any houses be4.

For those who intend to invest I personally don't think PR1MA is a good pick, because:

1. Main reason PR1MA may be in our list is because "no downpayment".
- There are some projects that offer super low downpayment eg, Bayu Sekamat by Mah Sing (RM2k downpayment), Par@onesouth and Gardenz@one south (RM1K downpayment). If can't even fork out 1k for downpayment then you shouldn't consider buying a house in the 1st place.

2. 105% financing for PR1MA.
- Extra 5% financing for PR1MA is for legal fees. However, for many new projects the developer are absorbing these fees and you need not to pay. Some may even bear construction interest for you. I don think PR1MA offer this. They may mark up higher price and free this n free that but if price is within our budget, why not?

3. PR1MA forbid u to sell and must be for own stay. I believe sooner or later someone will come out with ways to bypass these restrictions. Spending your brain juice on finding a loophole thru this, I'd rather use my time and effort analysing where else is good to invest, how to manage property etc..

4. PR1MA loan tenure max 30yrs. That seriously limiting those below age 30s. Imagine PR1MA installment for a 105% of 300k unit is around RM 1.5k per month. Where as for Gardenz the 90% for a 400k unit (ps downpayment RM 1k onli) with loan tenure of 40yrs, the installment also around RM1.5K.

I myself was eyeing on PR1MA but then decided not to wait because of the reasons above. Waiting for PR1MA also doesnt guarantee I can secure a unit also, so I booked a unit in Gardenz. Just RM 1k and wait for installment, nothing more. They also offering buyer gets buyer programme where they give u RM1k cash voucher. Anyone interested can PM me so we can share the voucher.
Of course I did not factor in location. Locationwise Bdr Tun Razak is veli good, no doubt abt it. Just that Pr1ma condo is very basic unit, normal facilities whereas Gardenz's design is drool.gif ...

Market watchers have been looking on with interest at some of the recent government schemes designed to make home ownership easy. The "My First Home" scheme kicked off in March, aimed at the 18 to 35 age group with incomes below RM3,000 a month.

This was followed four months later by the 1Malaysia Housing Programme (Projek Perumahan Rakyat 1Malaysia or PR1MA) to cater to the middle-income group. Under the scheme, loans of up to 105 percent will be offered to Malaysians earning between RM2,500 and RM6,000 to buy a property priced between RM150,000 and RM300,000 in 20 locations within Klang Valley, Rawang and Seremban. Up to 42,000 units will be allocated and to prevent speculation, the units cannot be re-sold within 10 years.

According to news reports, PR1MA will be coordinated by a newly established 1Malaysia Housing Programme Corporation who will also be charged with allocating units to eligible applicants. Economic Planning Unit (EPU) director-general Datuk Noriyah Ahmad was reported as saying that the corporation was expected to be set up early next year and registration to purchase units under the PR1MA scheme could only be done after the corporation had been set up.

It is unclear how the units will be allocated but EPU did mention that they might adopt the model used by Singapore's Housing and Development Board. If they follow that model to the letter, it could mean that units would be allocated based on queue numbers and computer-generated ballots.

Meanwhile, the first project under PR1MA was announced, namely 560 apartment units at Precinct 11, Putrajaya. The units will have floor areas between 815 and 1,006 sq ft and amenities include a multi-purpose hall, retail units and a kindergarten. Prices for the units start from RM120,000, cheaper than earlier planned.

According to the Department of Statistics' household income survey (2009), about 31.7 percent of the workforce are in the RM2,500 and RM5,000 salary range. Assuming the total workforce in Malaysia is 11.6 million and 32 percent of the workforce is eligible, that means about 3.7 million people can apply for one of the 42,000 units available or one unit for every 88 persons. Out of the 42,000 units, of course, not all will be in ideal locations within city centres, so the odds increase significantly for choice units. Perhaps the scheme should be re-named “1Malaysia Lottery” because the odds are really against the man-in-the-street in getting a unit.
