Guess you don't know much about OSK then.
They have A LOT of experience in hotel management. The big boss owns PJ Development too, the company that is in charge of the Swiss Garden brand....

A recent corporate development announcement is that OSK Property and PJ-DEV could possibly merge to create a much bigger entity.

More likely that they know the hotel business and industry too well, that's they foresee challenging times, that's why they are skeptical to have a hotel there. If they do so, they really need to work hard on it to make it a success, unlike opening a hotel at a location with high demand, then work will be easy.

Just my 2 cents and no hard feeling bro.

True that, there are actually quite a lot of visitors to the MNCs there. Unfortunately, quite many of the MNCs are also investing in residential properties there or leasing residential units for long term @ company apartment/condominium. Cyberjaya itself has to be a centre of attraction for one-off visitors/hotel guest. With that in place, then only will the hotels flourish.

Construction of Solstice is already at the 33rd floor for Tower 1, as of end Nov 2014. Judging from that progress, high possibility that handover will be sometime Q2 of 2016.

As for Tower 2, it is already at Level 28. Normal construction progress will be 1 and a half months for a storey. Thus, 12 storeys should take about 8 months. That will bring us to Sept 2015. Another 6 months to further to finish the touch up and 2 months to furnish it - May 2016?

38th storey as of today for Solstice ST1. Phase 4 still seem quite far away. Based on the way they are dragging it, it will most probably go on sale earliest by early next year.

Don't expect the mall to be realized anytime soon too. 2020 perhaps.

Yeap, expecting Solstice to VP sometime Q3-Q4 next year. My purchase is for rental purpose, so I actually don't mind them dragging the VP after the 4 year period. 10% interest sounds good.

Yeap, was there today. Got a few units left for Eclipse, 4-6 units if I recall correctly. Did receive the letter few months back. Contents of the letter is illogical and has too many flaws. It's like Ferrari telling their customers that 'they have to offer a normal sedan instead of a supercar because the road conditions is bad. Besides that, speed kills, thus, we would like to offer you a change of a smaller capacity engine as opposed to a 4.5 litre engine.'

The point here is, if they have communicated a dream and vision to their customers, then they should not go back on it and change it at their will without getting prior feedback and comments from their customers. Letter was dated December and from what I last heard, they will only share with us the revised design and concept sometime in Q3 2015.

9 months to draft a concept and design? It's not like they are starting from scratch, they only have to modify and tweak the approved design that was initially submitted. Enough time for a lady to get pregnant and deliver the newborn baby. Yeah, that's how long they are taking.

Entire team involved should be fired including the head.

Given the fact that they are currently renovating the showroom at the sales gallery, of which I expect it to be for Phase 4/5, the launch for it should also be coming soon then. More likely sometime in Q3 2015.

If they want to launch it within 5 years time, the ground breaking works have to some latest by end of next year. They need to start previewing it by year end then.

Based on the rental of D Pulze' my guesstimate would be RM1.5k+-? Personally, I'll b e happy with RM1.3k, as long my tenant is good and not a shitty one.

That's the info that I see from a quick Google search. On top of that, units are only partially furnished, no where near the furnishing of Solstice.

Given the current Cyberjaya environment and country's economy, rental of RM2.2k+- for a 465sqft + 206sqft of private terrace studio unit is way overpriced. Almost impossible to find a tenant, IMHO.

Just bring it to court then, should be quite clear cut case since it is clearly stated in S&P that it is 36 months from "the date of this agreement" (which is the S&P). As for the changes from full glass panels to apartment look windows, should also be easy as the vendor is delivering a product that is different from the agreed scope/design. Will be length and messy process though but certainly sure win in my opinion.

Thanks for sharing, at least I know what crap to expect when I receive the keys to my Solstice unit.
