if you notice...Most of the Selayang Res is Leasehold one....

Only like E-Suites SOHO, and opposite to it Selayang Point = Freehold.

Many others nearby like Radius Selayang (under construction), Magna Ville (completed) - all are Leasehold... nod.gif

no wonder people think it's cheap for rm300psf in BK, puchong and rm325psf for unknown location nearby lrt and 8km from klcc. lol ;p

depend the location....if too deep....then will be no for me..

but 275K (+early bird discount) for 900sq ft +..mean less than 300 per sq ft...quite reasonable...

my friend manage to book 1 unit. according to him not much unit left once he leave fr the office. all bbb mode! mostly interested with the package given. minimum 12k worth of kitchen cabinet and master bedroom wardrobe finishing with 2 carparks. tomorrow will call the agents to get another unit if available. rm300psf for selayang seems good price to me

End up din make a booking...

first thing that they lack of sales person and i faced an inexperience sales person..

I asked question and seem like not confirm at all.. make me lack of confidence ( only to the sales girl who serve me ).

After that, from the pre-sales i get to know the actual location and its different from the map that attached in the Iproperty web.

I went to check the actual location, for me, is a big NO because is behind the pasar borong and near the factory area... I found that quite lot immigrants and surrounding kampung area... My gf family is work as Vege Supplier and they used to work at there...So, they know pasar borong is a quite a "mixed" place....

Just my 2 cents...

300psf abit pricey for me.... Magna Ville Selayang selling around 230psf only.... biggrin.gif even the smallest unit 920sf.... can save 64k to do renovation compared to 228 Selayang Condo price.

Manage to call the sales office today. The sales people said only few unit left but facing so called 'jungle'. Only left RM345k min... RM275k was just a 'fantasy' to get. They are expected to have the show gallery ready by Jan 12'
*sigh*. Nowadays people are buying like there are no house in the future. To get an entry price for below than RM300 psf was like a big 'NO' chances for a fresh entry. mad.gif

I cancelled my booking despite the fact one panel bank agreed to offer me full loan as in 90%. I was ok with the bank, but the fact that other banks were having difficulty offering loan for this project did not seem right to me. Right after cancelling this booking, I opted for another project within rawang, almost the same location (let's just say right opposite), and I got my loan approved within days from a bank that rejected my earlier loan for aveda...Hence, I guess it was not really a problem with my income, more of what you said- medium risk...And the new loan that was approved for the other project was at least 50% more than what I applied for aveda.

i've placed a booking this afternoon..i am hoping to obtain approval from the bank...i'm not able to rent a house anymore cos the owner keep on asking to increase monthly rental of my current house...

eventhough the atmosphere of 228 selayang condo is not so nice, but as long as it is located nearby main road, it shall be ok....pergi pasar borong pon jalan kaki saja smile.gif

i accidentally came to the sales gallery on fortunate day whereby previous buyer didn't obtain to get bank loan. so that's the cheapest unit and i straight away confirm n made a payment accordingly...in case i also didn't obtain bank loan, i'll inform you guys.

the remaining unit i think about 10 units left, upper floor n facing KLCC...i can't remember its price but definitely above RM320k due to it's location

Maybank has approved my housing loan..but only BLR-2.3% for 37 years.
but it is ok as my previous application were rejected by Alliance Bank and Bank Mualamat...

Hi guys. Im a newbie here. I also bought one unit type C level 3A. Received a letter of indemnity from the lawyer (Lim & Yeoh) that sounds a bit fishy. Anyone else received such letter? I refused to sign it yet. I just created an FB page dedicated for the owners of 228 Selayang to discuss matters related to the property. Feel free to hop in ya! Thanks! smile.gif
